Aggregate Flooring: Pros, Cons, and Buying Guide

The same finish that paved Roman bathhouses 2,000 years ago is back in modern lobbies, restaurants, and high-end residential. Aggregate flooring exposes stone, glass, or shell chips bound in cement or epoxy, polished to a flat plane that reads simultaneously historic and contemporary. The category covers everything from $15 per square foot polished concrete with seeded glass to $60 per square foot terrazzo poured by a specialty crew. Knowing what is under the polish — and how the binder behaves long-term — separates a floor that ages beautifully from one that hairlines and stains.

The Three Main Aggregate Systems

The market splits cleanly into three product families, each with distinct binders, install methods, and price points.

  • Cementitious terrazzo. Marble, granite, or recycled glass chips bound in Portland cement, ground and polished to a flat finish. The traditional system since ancient Rome.
  • Epoxy terrazzo. Same chips, but with a thermosetting epoxy binder. Thinner pour, faster cure, broader color range.
  • Polished concrete with exposed aggregate. A grind-down of standard concrete that exposes the gravel and sand naturally embedded in the slab.

Cementitious Terrazzo: The Heritage System

Traditional terrazzo is poured 2.5 to 3 inches thick, requires a structural slab beneath, and takes 28 days to cure before grinding can begin. The crew embeds brass or zinc divider strips in patterns to control cracking and create design lines. After cure, the surface is ground in three to five passes from rough to fine grit, then sealed.

Cost runs $35 to $60 per square foot for residential, higher for institutional buildings with complex inlays. Lifespan is 75 to 100 years with periodic recoating. The downside is install time — a 1,500 sq ft house can take eight to ten weeks from pour to occupancy.

Epoxy Terrazzo: The Modern Default

Epoxy terrazzo pours at just 3/8 to 1/2 inch thick, cures in 24 to 48 hours, and grinds within a week. The binder accepts pigment more readily than cement, so designers get true blacks, deep navies, and vibrant primary colors that cement-based systems cannot match.

Cost lands at $25 to $50 per square foot installed. The trade-off is that epoxy yellows under UV exposure, so it is best used in interior spaces away from direct sun unless specified with a UV-stable formulation.

Polished Concrete With Exposed Aggregate

The budget-friendly option is grinding an existing slab to expose the natural stone aggregate already in the concrete mix. Cost runs $4 to $12 per square foot depending on grind depth and the number of grit passes.

The catch: you only see what the original concrete mix included. If the contractor poured a low-spec mix with mostly sand and minimal stone, the exposed look will be muddy and uniform rather than dynamic. For new construction targeting this finish, specify a 3/4-inch decorative aggregate mix from the pour day.

Pros of Aggregate Floors

  • Lifespan. Properly installed terrazzo lasts 75-plus years with minimal maintenance — longer than the building it sits in.
  • Seamless surface. No grout lines, planks, or seams to harbor dirt and bacteria.
  • Custom design. Color combinations, inlaid logos, and divider patterns are unlimited.
  • Low long-term cost per year. $40 per sq ft over 75 years is roughly $0.53 annually — cheaper than carpet on a lifecycle basis.
  • Recyclable content. Glass terrazzo can incorporate 70 to 100 percent post-consumer recycled glass.

Cons Worth Knowing Before You Commit

Cold and hard. Aggregate floors are essentially polished stone — they feel cold without radiant heat and unforgiving on dropped glassware. Dropped wine glasses do not bounce; they shatter. Comfort mats in kitchens and standing-work areas are essentially required.

Hairline cracks happen. Even with proper divider strips, expansion-related hairlines develop in 5 to 15 years. They rarely affect performance, but they are visible and cannot be fully repaired without grinding the whole panel.

Slip hazard when wet. Polished aggregate has a coefficient of friction below 0.4 when wet, well under the 0.6 OSHA recommends. Honed (less polished) finishes solve this but trade some of the visual shine.

Best Use Cases

Aggregate floors shine in entryways, kitchens, mudrooms, and open-plan living areas in modern homes. Commercially, they dominate hospital lobbies, airport concourses, and museum galleries because they handle 50 years of foot traffic without visible wear.

They work poorly in bedrooms (cold, hard, acoustic reflectivity is high) and bathrooms unless heated and slip-rated. They also struggle in older homes where the structural slab cannot support the weight of cementitious terrazzo.

Installation Timeline and Process

  1. Substrate prep. Slab must be flat to 1/8 inch over 10 feet, clean, and tested for moisture (under 4 lbs MVER for epoxy systems).
  2. Divider strips installed. Brass, zinc, or plastic strips placed in the design pattern.
  3. Pour the matrix. Cement or epoxy with chips troweled into the bays.
  4. Cure. 24 to 48 hours for epoxy, 28 days for cement.
  5. Rough grind. 30-grit diamonds remove high spots and expose the chips.
  6. Fine polish. Successive passes through 80, 220, 400, and sometimes 800 grit.
  7. Seal. Penetrating sealer plus a sacrificial topical wax for cement systems; UV-stable urethane for epoxy.

Maintenance Realities

Daily care is simple — dust mop and damp mop with pH-neutral cleaner. Avoid acidic cleaners (vinegar, citrus) which etch cementitious binders. Plan to reseal cement-based terrazzo every 4 to 7 years and recoat the topical wax annually in high-traffic settings. Epoxy systems hold their finish longer but cannot be re-polished without specialized equipment.

Choosing Aggregate vs Alternatives

Aggregate is the right call when you want a one-time, lifetime floor and the budget supports it. For a 1,500 sq ft main floor, expect $40,000 to $80,000 all-in for full epoxy terrazzo. Compared to LVP that needs replacement in 15 years and hardwood that needs refinishing every 8 to 12 years, the lifecycle math favors aggregate flooring in long-tenure homes and any commercial setting where downtime for replacement is itself a major cost.
