Demolition grout — sold under names like Dexpan and Ecobust and known in the trade as expansive demolition agent or non-explosive cracking agent — is a powder you mix with water and pour into drilled holes, where it silently expands with up to 18,000 psi of pressure and splits concrete or rock apart overnight. No jackhammer, no rental counter, no permits, no flying debris. I’ve used it on buried footings, a dead hot tub pad, and boulders too big to bury, and it’s one of those products that feels like cheating the first time it works. Here’s how it actually functions, how to lay out the holes, and when it beats a breaker on cost.

How an Expansive Slurry Cracks Solid Concrete

Demolition grout is mostly calcium oxide — an engineered quicklime blend. When you mix it with water, the oxide begins hydrating into calcium hydroxide, and that reaction forces the material to expand to roughly twice its volume. Confined inside a drilled hole, the slurry can’t expand outward, so it pushes on the hole walls instead, building pressure steadily over hours until it far exceeds concrete’s tensile strength. Concrete is enormously strong in compression — 3,000 to 5,000 psi in a typical residential slab — but weak in tension, usually under 500 psi. The expansive agent generates up to 18,000 psi of expansive pressure, and the concrete simply loses the argument. Hairline cracks appear between holes within 2 to 8 hours in warm weather, then widen to gaps you can fit a pry bar into by 24 hours.

The beauty of the method is control. Cracks propagate from hole to hole, so your drilling pattern literally draws where the breaks will run. That’s why quarries use the same chemistry to free granite blocks along clean lines, and why it’s safe to use a few feet from a foundation you want to keep — there’s no shock, no vibration, and no noise beyond the drilling itself.

Drilling the Hole Pattern: Where Jobs Are Won or Lost

The product is idiot-proof; the drilling is not. Standard demolition grouts are designed around 1-1/2-inch diameter holes (Dexpan specifies 1.5 inches; Ecobust allows 1-1/4 to 2 inches). Smaller holes don’t hold enough material to build pressure, and oversized holes increase blowout risk. You’ll want a rotary hammer in SDS-Max class — a rented Bosch or Hilti with a 1-1/2-inch carbide bit runs $60 to $85 a day, and drilling is honestly the whole workout of this method.

Spacing determines results. For plain, unreinforced concrete, drill holes 8 to 12 inches apart; for reinforced concrete with rebar, tighten to 6 to 8 inches so cracks have enough combined force to work around the steel; for hard rock and boulders, 12 to 16 inches usually works. Depth should be about 80 to 90 percent of the slab or block thickness — for an 8-inch slab, drill roughly 7 inches, without punching through, since a through-hole lets the slurry ooze out the bottom and bleed off its pressure. On thick blocks and boulders, drill at least 4 times the hole diameter deep or the material will simply pop out the top of the hole instead of cracking anything. Lay the pattern in straight rows along your intended break lines, keep holes vertical or angled consistently, and blow the dust out of every hole before pouring; dust cushions the expansion.

Temperature Grades: Buy the Right Bag

The hydration reaction is temperature-sensitive, so manufacturers sell graded formulas keyed to the core temperature of the concrete or rock — not the air. Dexpan comes in three: Dexpan I for 77 to 104°F, Dexpan II for 50 to 77°F, and Dexpan III for 23 to 50°F. Ecobust runs four types covering a similar spread. The grades matter more than people expect. Use a hot-weather grade in cold conditions and the reaction crawls — you might wait three days for cracks. Use a cold-weather grade on a 95°F day and the reaction can run away, flash-boil, and blow slurry out of the holes. In summer, pour early in the morning with chilled mixing water, and never pour a warm-graded product into holes sitting in direct summer sun; shading the slab with a tarp for a few hours beforehand is cheap insurance.

Mixing, Pouring, and the Blowout Rule

Mix ratio is tight and non-negotiable: about 1.5 liters of clean, cold water per 11-pound bag, powder added to water, drilled smooth with a paddle mixer for two or three minutes until it pours like a pancake-batter slurry. Too much water kills the pressure; too little makes it unpourable and prone to steaming. Work fast — the mix must be in the holes within 10 to 15 minutes, before hydration heat builds in the bucket. Pour to within an inch of the top of each hole. Nothing caps the holes; the material stiffens on its own within the hour.

Now the safety paragraph you must not skip. The one real hazard with demolition grout is blowout — a hole violently ejecting hot slurry, usually within the first several hours, caused by hot substrate, wrong temperature grade, warm water, or overfilled shallow holes. The material is highly caustic, comparable to wet cement but hotter, and a blowout can throw it several feet. Wear sealed goggles (not just safety glasses) and gloves during mixing and pouring, and absolutely never lean over a filled hole to check progress — inspect from the side. Keep people and pets off the area for the first 6 hours, and rope it off overnight. So the honest comparison isn’t only dollars. For a thin 4-inch sidewalk, a rented breaker wins: one loud afternoon, done. Demolition grout wins when the concrete is thick, when the mass is huge (footings, boulders, machine bases), when the work sits against a house wall or over utilities where vibration is unacceptable, when noise ordinances or neighbors rule out hammering, or when the laborer is one person with a bad back instead of a crew. It also breaks material into liftable chunks along lines you chose, which makes hauling dramatically easier.

Timeline: What to Expect Hour by Hour

Plan the job across three days, most of it waiting. Day one: lay out, drill, blow out holes, mix and pour — call it four to six hours of real work for that 10-by-10 slab, drilling being the bulk. First hairline cracks typically show at 2 to 8 hours in warm weather, or 12 to 24 hours in the cold. By hour 24 the cracks are usually open an eighth to a half inch; by 48 hours the slab is fully segmented. If cracks stall, misting the surface with water feeds the reaction and often restarts visible progress. Day two or three: break out the segments with a sledge, digging bar, and pry bar — reinforced slabs also need a grinder or bolt cutters for the exposed rebar — and haul debris. Rushing the wait accomplishes nothing; the chemistry keeps pushing for up to 72 hours, and patience is free pressure.
