Flooring sealant is the cheapest insurance policy you will ever buy on a floor, yet most homeowners apply it once at install and then forget about it for a decade. What Sealants Do and Do Not Do
A sealer is a clear protective treatment that either fills the pores of a porous floor (penetrating sealer) or builds a thin protective layer on top (topical sealer). Penetrating sealers stop liquids and stains from soaking in. Topical sealers add gloss and surface scratch resistance but wear away under foot traffic.
Sealers do not waterproof a floor in any structural sense. A sealed travertine still needs a properly sloped subfloor in a wet area. They also do not prevent etching from acidic spills on calcium-based stones — that requires a different category of impregnating product, and even those slow rather than stop the chemical reaction.
The Six Floor Surfaces That Need Sealant
Match the chemistry to the substrate. Using the wrong sealer category is worse than using none — some products visibly damage the surface they were meant to protect.
- Natural stone (marble, travertine, limestone, slate) — penetrating impregnator
- Cementitious grout — penetrating grout sealer with mildewcide
- Concrete (polished or stained) — densifier plus topical urethane or acrylic
- Hardwood — polyurethane, hardwax oil, or aluminum oxide UV finish
- Tumbled or honed limestone — color-enhancing impregnator
- Saltillo and terracotta — penetrating sealer plus topical satin acrylic
The Pros of Sealing Your Floor
Stain resistance is the headline benefit. A properly sealed marble or limestone floor resists red wine, coffee, and oil spills long enough for you to wipe them up before they soak in. The same floor unsealed turns into a permanent record of every dropped glass.

- Slower wear on grout joints and porous stone
- Color enhancement on selected stones — wet-look impregnators deepen the natural tones
- Mold and mildew resistance in showers and bathrooms with sealed grout

- Higher resale value on stone floors that show no etching or staining
The Cons and the Limits
Cost is real but modest. Quality penetrating sealers run $35 to $90 per gallon, and a gallon covers 200 to 400 sq ft depending on stone porosity. The bigger cost is application time — most sealers require 2 to 4 coats with 30-minute dwell times between, plus a 24 to 72 hour cure window before normal traffic returns.
Sealers also expire. Most penetrating products last 3 to 5 years on residential floors, and many topical products break down in 2 to 3 years on busy traffic lanes. Skip the reapplication and the floor reverts to its untreated state.
Penetrating vs Topical Sealers
Penetrating sealers (impregnators) sink into the pores of porous materials and bond chemically to the substrate. They do not change the surface appearance and do not wear off with foot traffic. Examples: StoneTech BulletProof, Aqua Mix Sealer’s Choice Gold, Miracle 511 Impregnator.

Application Steps That Save Failures
Surface prep is the single biggest determinant of sealer performance. Floors must be clean, dry, and free of any wax, polish, or old sealer residue. A failed seal is almost always a contamination issue rather than a product issue.
- Strip any old sealer with the manufacturer’s stripper or a neutral pH cleaner
- Deep clean with a stone-safe cleaner, rinse twice, allow to dry 24 hours minimum
- Test moisture content with a Tramex CME or similar — under 4% on stone, under 12% on wood
- Apply sealer with a foam paint pad, microfiber, or low-pressure sprayer per manufacturer instructions
- Wipe excess within 5 to 15 minutes — never let sealer dry on the surface or it will haze
- Apply second coat after the first has set per the dwell time on the can
- Cure 24 to 72 hours before returning to normal traffic and water exposure
How Often to Reapply
Reapplication frequency depends on traffic and substrate. Test water beading in heavily used areas every six months — drop a tablespoon of water on the floor and watch what happens. Beading means the sealer is still working. Soaking in within 30 seconds means it is time to reseal.
Where Sealants Pay for Themselves
The right flooring sealant on stone, grout, and hardwood pays for itself the first time someone spills red wine and you wipe it up without a stain. Sealing your floor at install is non-negotiable on any porous material. Reapplying on schedule is what separates a 30-year floor from a 10-year disappointment.
