Most renovation projects live or die on the quality of the framing under the finish. A wavy stud wall telegraphs through the drywall, the paint, and the finished trim, and no amount of mud and sanding hides a structural problem. Framing and drywall are the two phases where a careful homeowner saves the most labor cost on a remodel, but the skills are different and the sequencing matters. Get the studs straight and the drywall hangs effortlessly; rush the framing and you’ll fight the finish work for weeks.
Lumber Selection for Wall Framing
Standard interior wall framing uses 2×4 SPF (spruce-pine-fir) studs at 16 inches on center. Pick studs at the lumberyard rather than accepting random pulls from a bunk. Look down the narrow edge to spot crowns (the natural arc); 1/4-inch crown over 8 feet is acceptable, more than that goes in the cull pile.
For exterior or load-bearing walls in heavily-loaded conditions, upgrade to KD (kiln-dried) Douglas fir or southern yellow pine. Both have higher allowable stress values than SPF. Stamp markings indicate grade: #2 grade is the standard, with knots and minor defects allowed; select structural is cleaner and pricier.
Stud Spacing and Layout
16-inch on-center spacing fits standard 4×8 drywall sheets perfectly. A stud falls at 0, 16, 32, 48, and 64 inches, with the next sheet starting at 48 inches landing on a stud center. For walls over 9 feet, run sheets horizontally to land seams on full studs and minimize butt joints.
Layout starts with the bottom plate. Hook the tape on one end and mark 15-1/4 inches for the first stud (so the stud’s center hits 16 inches), then strike a line square across the plate. Mark every 16 inches from there. Use a Speed square or a Stanley FatMax stud layout square to mark plumb lines on both top and bottom plates simultaneously.
Plates, Studs, and Headers
Cut the bottom plate (also called the sole plate) and top plate from a single 2×4 to the wall’s full length. Pre-cut all the studs to length, accounting for the combined 3-inch thickness of single top plate and bottom plate (or 4-1/2 inches for a doubled top plate on load-bearing walls).
At door and window openings, install headers sized to span the opening. A typical 36-inch interior door uses a doubled 2×4 header. For openings over 4 feet or in load-bearing walls, use 2×10 or 2×12 headers per IRC Table R602.7.1. Code requires jack studs (trimmers) directly supporting headers and king studs continuing past them.
Plumbing the Wall
Once the wall is built on the floor, tip it up into position, line the bottom plate with the chalk line you snapped earlier, and nail through the bottom plate into the floor. Use 16d common nails into wood subfloors or Tapcon screws into concrete. Then plumb the wall with a 6-foot level on the face of a stud near one end.
Brace temporarily with a diagonal 2×4 nailed to the floor and the wall until the perpendicular walls go up and lock everything in place. Walls that aren’t perfectly plumb at this stage will haunt every subsequent step.
Electrical and Plumbing Rough-In
Before drywall goes up, the rough-in for electrical and plumbing must pass inspection. Run cables through bored holes in the center of the stud (per IRC, holes must be at least 5/8 inch from the stud edge). Use the Milwaukee M18 right-angle drill or DeWalt FlexVolt with a self-feeding bit to bore cleanly.
Where pipes or cables run within 1-1/2 inches of the stud face, protect them with steel nail plates. Otherwise a drywall screw or trim nail driven later will pierce the line. Code-compliant nail plates from Simpson Strong-Tie or Sigma run about 30 cents each, cheap insurance against future leaks.
Drywall Selection
Half-inch drywall is the residential standard for walls and ceilings. Use 5/8-inch Type X for fire-rated walls between living spaces and garages or for fire-rated ceilings under habitable space above. Moisture-resistant green board belongs in bathrooms and laundry rooms; cement board or tile-ready Schluter KERDI-Board goes behind shower tile.
Sheet sizes affect installation efficiency. 4×12 sheets cover faster on walls over 12 feet but weigh 90 pounds and need a second person to handle. Standard 4×8 sheets are manageable solo with a Pentagon Tools drywall lift for ceilings.
Hanging Drywall the Right Way
Hang ceilings before walls. The wall sheets then support the ceiling edges. Run sheets perpendicular to the framing direction (joists or studs) for maximum strength. Stagger butt joints between rows.
Fasten with 1-1/4 inch coarse-thread drywall screws driven by an auto-feed screwgun or a depth-set bit. Screws should land 1/2 inch from sheet edges, 12 inches on center on walls and 8 inches on center on ceilings per most building codes. Drive screws just below the paper face without breaking through.
Taping, Mudding, and Sanding
Tape every joint with paper tape and a first coat of Sheetrock Plus 3 lightweight setting compound or USG Easy Sand 45. Use a 6-inch knife to bed the tape, then immediately scrape the joint flat. Skim a tight coat of mud over screw heads and inside corners with a 3-inch knife.
Let the first coat dry 12 hours, then apply a fill coat with a 10-inch knife, feathering 4 to 6 inches past the tape edge on each side. After that dries, apply a finish coat with a 12-inch knife feathered 8 to 10 inches out. Sand with 220-grit on a pole sander between coats and after the final coat. Bright work light helps spot ridges and pockmarks.
Prepping for Paint
Once framing and drywall work is complete, vacuum the room thoroughly and wipe walls with a damp microfiber to remove sanding dust. Prime with a PVA drywall primer like Sherwin-Williams ProMar 200 PVA or Zinsser Bullseye. Primer seals the paper and joint compound at different rates, eliminating the “flashing” that shows through topcoats if you skip it.
Two coats of finish paint go on after the primer dries 4 hours. Use Sherwin-Williams Emerald or Benjamin Moore Regal Select for walls that will see scrubbing. The total framing-through-paint timeline for a single 10-by-12-foot room runs 5 to 7 days including drying time, even for a confident DIYer.
