Water mismanagement causes more home damage than fire, hail, and theft combined according to most insurance industry reports. A working house drainage system is the difference between a basement that stays dry through every storm and one that floods every spring. The system is not one thing — it is a network of surface drainage, roof drainage, perimeter drainage, and waste drainage, each handling a specific water source and routing it away from the foundation.

Roof Drainage: Where Most Problems Start
A 2,000 sq ft roof in a 1-inch rainstorm sheds 1,250 gallons of water. If gutters clog or downspouts dump at the foundation, that water saturates soil and creates hydrostatic pressure against the basement wall.
The basics:
- Gutters sized 5 inches for typical residential roofs, 6 inches for steep or large roofs in heavy-rain climates.
- Downspouts every 30 to 40 feet of gutter run, with at least one downspout per gutter section.

Most homes built since 1960 have a perimeter footing drain — a perforated pipe wrapped in fabric and gravel installed at the base of the foundation footing. This pipe routes groundwater to a sump pit, daylight outlet, or storm sewer.
Footing drains clog with silt and roots over time. Symptoms include damp basement walls, chronic sump pump cycling, and efflorescence (white powder) on concrete.
Cleaning a clogged footing drain typically requires excavating to the foundation, replacing the pipe and fabric wrap, and adding fresh drainage stone. Cost: $5,000 to $15,000 for typical homes. Less invasive options like jetting can extend life if the clog is partial.
Sump Pumps
The sump pump moves water from the sump pit to a discharge point above grade. Two key specifications:
- Flow rate: 1/3 HP handles most homes (2,500 to 3,500 GPH at 10 ft of head). 1/2 HP for high water tables or large basements.
- Backup system: battery backup or water-powered backup pump for power outages. Critical because storms cause both peak water flow and power loss.

Sanitary and Waste Drainage
