How to Insulate a Crawl Space Without Trapping Moisture or Wasting Money

Half the homes I see with crawl-space problems started with a homeowner stuffing fiberglass batts between the floor joists and calling it done. Two winters later, the batts are sagging, full of mouse droppings, and growing mildew. If you want to learn how to insulate crawl space properly, the first decision is not what insulation to buy — it is whether your crawl is vented or sealed. Get that wrong and the rest does not matter.

Done right, crawl-space insulation cuts heating bills by 10 to 20 percent, ends cold floors in winter, and stops the slow rot that takes joists down over decades. Done wrong, you accelerate the rot.

Vented vs Encapsulated: Pick a Strategy First

Two valid approaches exist. A vented crawl space pushes outdoor air through to control moisture and you insulate the floor above. An encapsulated crawl space seals out the outside, controls humidity with a dehumidifier, and you insulate the foundation walls instead. They are opposite strategies and you cannot mix them.

How to Insulate Crawl Space Floors in a Vented Setup

If your crawl is vented and your climate is dry, insulate between the floor joists with R-19 to R-30 batts depending on your zone. Use unfaced fiberglass or rock wool. Push it tight against the subfloor with no air gap above. Hold it up with insulation supports — wire rods that bow up between joists, around $0.30 each at Home Depot.

Install a vapor barrier on the warm side, which in most US climates means the top of the insulation facing up toward the heated house. Skip kraft-faced batts in this orientation — they trap moisture in the wrong direction.

How to Insulate Crawl Space Walls in an Encapsulated Setup

Encapsulation insulates the foundation walls, not the floor joists. Use rigid foam board against the concrete or block walls. Two-inch XPS foam at R-10 is the minimum in zones 3 and 4. Go to R-15 with 3-inch foam in zones 5 and up. Cut the foam to fit, glue it to the wall with PL Premium construction adhesive at $7 a tube, and tape the seams with foil tape.

Stop the foam 3 inches above grade outside so termite inspectors can still see the foundation. Code in many states requires this gap, sometimes called a termite inspection strip.

Vapor Barrier and Sealing the Ground

Bare dirt floors release gallons of moisture into the air every day. Cover the entire ground with 10 to 20 mil reinforced poly. Six-mil construction film is too thin and will tear within a year. Overlap seams by 12 inches and tape them with a poly seaming tape. Run the liner up the foundation walls 6 inches and seal it with butyl sealant. This step is 80 percent of why encapsulation works — the liner stops ground moisture from feeding the air the dehumidifier has to dry.

Sealing Vents and Air Leaks

If you are encapsulating, close the foundation vents permanently. Cut rigid foam blocks to fit each vent opening, foam them in with closed-cell spray foam, and cover the outside with cement board or vinyl trim. Keep one vent accessible as an emergency access if your local code requires it — check with your inspector first.

Seal the rim joist where the foundation meets the framing. This is the single biggest air leak in most older homes. A can of GREAT STUFF Pro Gaps and Cracks at $7 plus a few cans of two-part spray foam handles a 1,500-square-foot footprint for around $200 in materials.

Adding a Crawl Space Dehumidifier

Cheaper home dehumidifiers fail within a year in crawl conditions because they are not rated for low ambient temperatures.

Drain the unit to a sump pit or to daylight if grade allows. Standing condensate inside the encapsulation defeats the entire system.

DIY encapsulation materials run roughly $2,500 to $4,000 — liner, foam board, sealant, dehumidifier. Add $1,500 to $2,500 for a crawl-space dehumidifier with proper drainage. Hiring a contractor pushes the total to $8,000 to $15,000 depending on access, height, and how much rotted wood needs replacing first.

Vented insulation is cheaper. Fiberglass batts and supports for the same footprint cost $800 to $1,200 in materials. Labor adds another $1,500 to $2,500 if you hire it out.

Mistakes That Wreck Crawl Space Insulation

Do not insulate a wet crawl. Fix drainage, gutters, and any plumbing leaks first. Insulation traps moisture against wood and accelerates rot. Do not use kraft-faced batts pointing the wrong way. Do not leave gaps at the corners and rim joists — air leaks bypass even thick insulation.

Do not skip the rodent inspection. Mice and rats love new fiberglass and they nest in it within weeks if access is open. Seal every penetration with copper mesh and foam before the insulation goes in. A pest control walk-through at $150 is cheap insurance before you bury entry points behind insulation.
