Karndean built its reputation in the UK over five decades and entered the US market through specialty dealers rather than big-box stores — which is why most homeowners discover it only after their designer specifies a sample. Karndean vinyl sits at the premium end of the LVT and LVP category, with thicker wear layers, sharper decor printing, and a price tag that runs $4.50-$9.00 per square foot. The question is whether the upgrade is worth the cost over a $3 per square foot COREtec or Mannington product. The answer depends on which Karndean line you compare and what you actually need.
The Karndean Product Lines
Karndean Designflooring sells six main residential product families in the US. Knight Tile is the entry point — glue-down LVT and LVP with a 0.3 mm (12 mil) wear layer at $3.50-$5.00 per square foot. It is the line most often discounted at year-end and the one most installers carry as a budget option.
Van Gogh sits one tier up at $4.50-$6.50 per square foot with a 0.3 mm wear layer and the strongest decor-printing detail in the value tier. Da Vinci is the design-focused line at $5.50-$7.50 per square foot with a 0.5 mm (20 mil) wear layer, available in glue-down LVT and LVP formats.
Korlok Select is Karndean’s rigid-core click-lock product at $6.00-$8.00 per square foot with a 0.55 mm wear layer and pre-attached acoustic underlayment. LooseLay is exactly what it sounds like — heavy 4.5 mm tiles that rely on friction backing and need no glue or click; ideal for slab-on-grade homes and quick renovations at $5.50-$7.50 per square foot. Art Select is the premium designer line at $7.00-$9.00 with 0.7 mm wear layer.
What You Get for the Premium
Three things distinguish Karndean from mid-tier vinyl. First, decor printing — Karndean scans actual lumber, stone, and ceramic at high resolution and uses 6-8 color presses. The grain on a Da Vinci oak plank looks like the real species under a 10x loupe, not the generic “wood pattern” common in budget LVP.
Second, EIR (Embossed In Register) texture quality. Karndean’s mold-press technology aligns the surface texture exactly with the printed grain. Run your finger across a knot and you feel the dip. Budget LVP has uniform smooth texture regardless of the visual.
Third, warranty backing. Karndean offers a lifetime residential structural warranty and 20-year wear warranty, and the UK parent company has been in business since 1973. Warranty service through US dealers is responsive in a way that budget brands often are not.
Installation Methods and Which to Choose
Glue-down (Knight Tile, Van Gogh, Da Vinci) is the most stable install. Karndean specifies its own K91 acrylic adhesive ($85-$110 per 4-gallon pail, covers 250-300 square feet). The result is a fully bonded floor that handles temperature swings without ridging and lasts the full warranty period.
Click-lock (Korlok Select) is faster and accommodates DIY installs. The 6.5 mm rigid core and pre-attached underlayment forgive minor subfloor imperfections that would telegraph through glue-down product.
LooseLay is the most flexible. Individual tiles lift out for replacement or to access subfloor utilities. The 4.5 mm thickness sits over most existing tile, vinyl, or hardwood without removal, which is why renovators love it for kitchen retrofits where the existing floor is otherwise sound.
Subfloor Prep Karndean Demands
Karndean’s flatness spec is tighter than budget vinyl: 1/8 inch over 6 feet for glue-down product. Skim-coat low spots with Ardex Feather Finish ($30 per 10 lb bag, covers 25 square feet at 1/8 inch) or Mapei Novoplan 2 for larger areas. Concrete slabs require a calcium chloride moisture test (target below 5 lbs per 1,000 square feet per 24 hours) and a pH test (target 7-9).
Wood subfloors should be APA-rated underlayment grade, screwed at 6 inch spacing on edges and 8 inch in the field. Sand any seam ridges flat — they will telegraph through a 4.5 mm LooseLay tile within weeks.
Daily Care and Long-Term Maintenance
Karndean recommends their own Clean Start initial-clean and Floor Cleaner for ongoing maintenance, but Bona Pro Series Hard-Surface Cleaner works equally well and is easier to source. Dilute per label (about 1 oz per 32 oz water) and damp-mop weekly.
Never use steam, vinegar in high concentrations, or any product labeled “wax” or “polish” — all three void the wear-layer warranty. Felt pads under every furniture leg cut scratch incidents dramatically. For a refresh on aged glue-down product, Karndean’s Refresh acrylic dressing can be applied every 3-5 years to restore sheen without removing the original finish.
Where Karndean Earns the Price Tag
Karndean is the right call for primary residences you plan to keep 10+ years, design-focused renovations where the floor is a hero feature, and any high-end commercial or rental space where wear and appearance both matter. The Art Select and Da Vinci lines hold up in coffee shops, boutique retail, and luxury short-term rentals where a budget LVP would look tired within two years.
It is overkill for flip houses sold within 24 months, secondary bedrooms, low-budget rentals, and anyone who just wants “a wood-look floor that works.” A 20-mil mid-tier LVP at $3 per square foot serves those cases equally well at half the cost.
Where to Buy Karndean in the US
Karndean sells only through authorized dealers — there are no big-box outlets. Use the dealer locator at karndean.com to find showrooms in your metro. Most major US cities have 3-8 dealers within a 30 mile radius. Compare quotes from at least two dealers because pricing varies 10-20 percent on identical SKUs.
Online dealers like Floors To Your Home and Build Direct occasionally list Karndean inventory at modest discounts, but warranty servicing is easier through a local dealer who knows the installer and inspects the install. The 5-10 percent savings online is rarely worth the friction.

A 600 square foot kitchen-and-foyer install in Knight Tile, glue-down: $2,100-$3,000 material, $1,500-$2,400 labor, $300-$500 prep, total $3,900-$5,900 installed. The same footprint in Korlok Select click-lock: $3,600-$4,800 material, $1,200-$2,000 labor (faster install), $300-$500 prep, total $5,100-$7,300. Art Select pushes the high end to $5,500-$7,500 installed for the same project.
Across a typical 1,500 square foot whole-floor install, Karndean lands in the $9,000-$18,000 range depending on line, which is roughly $2-$4 per square foot above equivalent COREtec or Mannington premium products. The decor quality and warranty depth justify the gap in design-focused projects and underdeliver only when the design itself does not warrant the upgrade.
