Subfloor Material: The Foundational Guide for Every Floor

Every floor on every level rests on a subfloor, and choosing the wrong subfloor material ruins finished flooring above it within years. Squeaks, telegraphed seams, mold, and outright structural failure all start with subfloor decisions made hastily. The four main options (plywood, OSB, concrete, and gypcrete) each suit different applications, and within each material there are grades, thicknesses, and ratings that matter enormously. After 20 years of new construction and remodeling work, here is the no-nonsense guide to picking the right subfloor for your project.

Plywood: The Premium Wood Subfloor

Plywood subflooring is made from cross-laminated wood veneers, typically 5 to 7 plies for residential 3/4 inch panels. The cross-grain construction makes it dimensionally stable, strong in both directions, and resistant to swelling at the edges when wet. CDX grade plywood (C-grade face, D-grade back, exterior glue) is the construction standard for subfloors and costs about $40 to $65 per 4×8 sheet at major suppliers as of 2026.

For floors that will see tile or stone above, the APA Sturd-I-Floor rating becomes critical. Sturd-I-Floor 24 OC means the panel can span 24 inches between supports without deflection issues. OSB: The Workhorse Engineered Option

Concrete Slabs as Subfloor

Key concrete subfloor specifications include compressive strength (3,000 to 4,000 psi for residential), flatness (no more than 1/8 inch variation per 10 feet for most flooring), and moisture content (under 4 to 5 percent by ASTM F2170 in-situ probe testing).

Moisture is the biggest issue with concrete subfloor material choices. New slabs release water for 60+ days even in dry climates. Gypcrete: The Sound and Radiant Layer

Gypcrete (gypsum-based concrete) is a poured floor underlayment used over wood subfloors in multi-family construction and some single-family applications. It typically pours 3/4 to 1.5 inches thick, weighs about 13 to 14 pounds per square foot at 1 inch thickness, and serves three main purposes: sound dampening between floors, fire resistance, and a stable base for radiant floor heating tubing.

Gypcrete is much softer than portland cement concrete. You cannot fasten flooring directly into it, and impact loads can dent or crack the surface. Installations involve floating floors above gypcrete or using a fiber-reinforced version (Maxxon Therma-Floor) where higher strength is needed. Drying time runs 24 to 72 hours before light foot traffic and 5 to 7 days before flooring installation.

Thickness and Span Requirements

Subfloor thickness must match joist spacing and the finish floor above.

Six-mil polyethylene sheeting is the construction standard, sealed with tape at seams and at the perimeter. Above-grade subfloors over conditioned spaces typically do not need a vapor barrier.

For concrete slabs, moisture barriers go either under the slab during pour (preferred) or above the slab as a topical sealer like Bostik MVP4 or Mapei Planiseal VS. Topical sealers add $0.50 to $2 per square foot to a flooring project but prevent catastrophic moisture-related failures of finished floors above.

Subfloor Fasteners and Adhesive

Drive fasteners every 6 inches along panel edges and every 8 to 10 inches in the field. Combine fasteners with subfloor construction adhesive applied to joist tops in a continuous bead before setting panels.
