Painters have used the same prep product for 90 years and for good reason. A trisodium phosphate cleaner cuts through smoke film, kitchen grease, and chalked paint in minutes where Simple Green or Dawn would need three passes and still leave residue. TSP is also aggressive enough to etch concrete, strip wax, and remove mildew. That is the catch. The same properties that make it the go-to prep for repainting a kitchen will also damage metal, kill plants, and burn skin. Knowing when to reach for it and when to choose something milder saves you from ruined surfaces and a trip to the emergency room.
What TSP Actually Is
Trisodium phosphate is an inorganic compound (Na3PO4) that dissolves in water to create a strongly alkaline solution (pH around 12). That high pH saponifies grease, breaks the bond between dirt and surface, and strips oils that prevent fresh paint from adhering. Original TSP contains phosphates. Phosphate-free versions (TSP-PF) use sodium carbonate and sodium metasilicate. They are less effective but environmentally safer and legal in all 50 states. Some municipalities banned phosphate TSP in residential applications starting in the 1990s.
When TSP Is the Right Choice
- Prepping walls for paint: Removes skin oils, soot, and old cleaner residue
- Cleaning smoke and nicotine stains: One of the few products that actually cuts tar film
- Degreasing kitchen cabinets and range hoods: Before repainting
- Mildew removal on siding and decks: Mixed 1:1 with bleach for exterior wash
- Stripping old wax from vinyl or linoleum: Before refinishing
- Deglossing glossy paint: Lightly etches the surface for new paint
- Concrete prep: Before sealer or epoxy coating
Where Not to Use It
TSP etches glass, tarnishes aluminum, dulls polished stone, and removes the finish from fiberglass. Keep it off:
- Aluminum siding, storm doors, and aluminum trim
- Granite, marble, travertine, and quartz
- Waxed hardwood floors (unless you want to strip the wax)
- Painted surfaces you want to keep (it is a prep step, not a final cleaner)
- Grass, flower beds, and any soil where runoff reaches plants
- Fiberglass tubs and shower surrounds
Mixing the Right Strength
Stronger is not better with TSP. Most jobs need a 1-cup-per-gallon dilution or weaker:
- Heavy degreasing (kitchen, garage, painting prep): 1/2 cup TSP per gallon of warm water
- General wall cleaning: 1/4 cup per gallon
- Light prep and deglossing: 2 tablespoons per gallon
- Mildew on exterior siding: 1/2 cup TSP plus 1 quart bleach per gallon of water
Warm water activates TSP better than cold. Stir until fully dissolved. Wear gloves before the first splash.
Step-by-Step for Paint Prep
- Clear the room and tape plastic over the floor and any surfaces you want to protect
- Mix 1/2 cup TSP in 1 gallon warm water in a bucket
- Put on nitrile gloves, safety glasses, and long sleeves
- Sponge the solution onto walls in 3-foot square sections, working from bottom up
- Let dwell 2 to 3 minutes, then scrub with a stiff nylon pad if there is visible grime
- Rinse each section with a second bucket of clean water and a fresh sponge
- Dry with old towels or let air dry for 4 hours before priming
Safety Requirements
TSP is caustic. Protect yourself and the house:
- Chemical-resistant gloves (nitrile or neoprene, not latex)
- Safety glasses or goggles, not just reading glasses
- Long sleeves and pants. Burns develop 20 minutes after exposure
- Ventilate the room with fans and open windows
- Protect eyes from splashes. If TSP contacts eyes, flush for 15 minutes and call poison control
- Neutralize spills on skin with a 1-to-1 vinegar and water rinse, then soap and water
TSP vs Alternatives
If TSP feels like overkill, milder options handle less aggressive jobs:
- Krud Kutter ($8 per quart): Safer, less caustic, still cuts kitchen grease
- Simple Green ($10 per gallon): Biodegradable, all-purpose, weaker on baked grease
- Dirtex ($6 per box): TSP-like powder with lower pH, good for general walls
- Savogran Sugar Soap: Mild powdered wall wash, no paint prep etching
For any painting prep job where a pro would use TSP, use TSP. For day-to-day kitchen cleaning, stick with something you do not have to rinse with clean water afterward.
Disposal and Environmental Concerns
Phosphate TSP runoff feeds algae blooms in lakes and ponds. Do not dump diluted TSP down storm drains or onto soil. Pour used solution down an indoor drain connected to a municipal wastewater system, where phosphorus is removed at the treatment plant. In septic systems, use TSP-PF instead, or neutralize with vinegar before discharging. Store dry powder in a sealed container. It absorbs moisture and cakes fast in humid garages.
Shelf Life and Storage
Dry TSP lasts indefinitely in a sealed container. Mixed solutions lose strength within 48 hours and should not be kept in metal buckets (it corrodes them). A 2-pound box runs $8 to $12 and prep-washes an entire 2,000 sq ft house before repainting.
