A puddle next to the water heater is rarely a small problem. The average residential water heater holds 40 to 50 gallons and can dump all of it in under an hour through a failed connection. A water heater pipe leak can come from one of six places, and identifying the exact source in the first five minutes is what separates a $30 fix from a $4,000 floor replacement. Most pipe leaks happen at threaded connections, the temperature pressure relief valve, the drain valve, or where supply lines meet the inlet and outlet nipples on top of the tank. Each location has a different fix and a different urgency.
Step One: Shut Off the Right Things
Before you trace anything, cut the water and the heat. For gas heaters, turn the gas control knob to off. For electric units, flip the breaker labeled water heater in the panel. Heating an empty or partly empty tank cracks the dip tube and the heating element in seconds.
Next, close the cold water inlet valve at the top of the heater. This is usually a ball valve or gate valve on the cold supply line. If that valve is seized or leaks itself, shut off the main water valve where the line enters the house. Knowing which valve does what matters when seconds count.
Identify the Leak Source
Dry the entire area around the heater with towels. Wait 10 minutes and watch where new water appears. Five sources cover almost all cases.
- Top connections: The cold inlet and hot outlet nipples or the flexible supply lines.
- T&P relief valve: The brass valve on the side of the tank with a discharge tube running down.
- Drain valve: The hose bib on the bottom front of the tank.
- Bottom of tank: Water pooling under the unit from the tank itself.
- Discharge tube: Water trickling out the bottom of the T&P drain line.
If water is coming from the bottom of the tank rather than from any pipe, the tank itself has failed. That is not a repair. It is a full replacement.
Fixing Top Pipe Connections
The two pipes at the top, marked cold inlet and hot outlet, are the most common leak points. Threaded steel nipples can corrode, flexible supply lines can split, and union fittings can loosen.
With water and power off, drain enough water from the tank to drop the level below the leak. Open a hot water faucet upstairs to break the vacuum, then connect a garden hose to the drain valve and run it to a floor drain or outside. Once the leak point is no longer pressurized, unscrew the connection with two wrenches. One holds the fitting on the tank still, the other turns the pipe.
Wrap the male threads with 3 to 4 wraps of teflon tape in the direction of tightening. Thread the connection back together and tighten until snug plus one quarter turn. Restore water and check. If it weeps, tighten another half turn.
The T&P Relief Valve
This valve is a safety device. If it leaks continuously, either the valve has failed or the tank is overpressured. Replace the valve first since it costs about $15. With water off and the tank partially drained, unscrew the old valve with a pipe wrench. Apply teflon tape to the new valve threads and screw it in. Reattach the discharge tube.
If the new valve also leaks within hours, the issue is system pressure. Hook a pressure gauge to a hose bib and read it. Anything above 80 psi requires a pressure-reducing valve at the main supply line, which is a job most homeowners hand off to a plumber.
Fixing the Drain Valve
The plastic drain valve on the bottom front of the tank is often the first thing to fail. It can crack, the washer inside can wear out, or sediment can prevent it from sealing fully.
- Drain the tank fully through the existing drain valve.
- Unscrew the old valve with channel-lock pliers. It threads off counterclockwise.
- Apply teflon tape to the new valve threads. A brass replacement at $12 is worth the upgrade from plastic.
- Thread the new valve in by hand, then finish with pliers until snug.
- Refill the tank, restore power, and check for leaks at the new valve.
If sediment prevented the old valve from seating, expect rust-colored water to flush out for a minute or two before running clear.
Flexible Supply Line Failure
Braided stainless flex lines connect the rigid copper or PEX supply to the top of the heater. They have a 10 to 15 year service life and can rupture without warning. If the leak is in the flex line, replacement takes 10 minutes and costs about $15 per line.
Buy the right length. Measure from the supply line union to the heater nipple, then add 2 inches of slack. Flex lines should not be stretched tight. Hand-tighten both ends, then finish with a wrench using one-quarter turn past hand-tight.
When to Call a Plumber
Three signs that this is beyond DIY range. Water is leaking from the bottom of the tank itself, not from any fitting. The leak is at a soldered copper joint above the heater that you do not have the tools to repair. Or the leak persists after replacing all visible parts.
A plumber’s hourly rate runs $90 to $200 depending on region. A diagnostic visit and fitting replacement typically lands at $200 to $450. Full heater replacement runs $1,200 to $2,800 installed for a 50-gallon gas unit.
Prevention That Saves Tanks
Flush the tank once a year by attaching a hose to the drain valve and running 5 to 10 gallons through. Sediment buildup is the leading cause of premature tank failure. Test the T&P valve every six months by lifting the lever and confirming water flows out the discharge tube. Replace anode rods every 4 to 6 years to slow tank corrosion.
