Most attics in older US homes hide 400 to 600 square feet of usable space behind a pull-down ladder. Headroom and Code Requirements

A finished attic moves the insulation up to the roof rafters, which usually means 2×10 or larger rafters to hold enough insulation depth without compressing it.
Closed-cell spray foam at R-6.5 to R-7 per inch packs the most R-value into shallow rafter cavities. Expect $4 to $7 per square foot installed from companies like Demilec or Icynene applicators. Open-cell foam at R-3.7 per inch costs less but needs deeper cavities. Batt insulation works if rafters are 2×12 or deeper, with continuous baffles at the eaves to maintain ventilation.
Egress Windows and Safety
Every bedroom needs an egress window or door per IRC R310. The opening must be at least 5.7 square feet of clear opening, with a minimum width of 20 inches and minimum height of 24 inches. The sill cannot sit more than 44 inches above the finished floor.
In most attic conversions the egress is a dormer window or a roof window like a Velux skylight with an opening sash that meets the dimensional requirements. Spiral staircases save floor space but are restricted by code in primary egress applications. Most jurisdictions require a standard straight or L-shaped run for the main attic entry. Spiral or alternating-tread stairs are acceptable only as secondary access in some areas. Verify with the local building department before designing around them.
Storage in the Knee Walls
The dead space behind knee walls from floor to about 4 feet up the slope is perfect for built-in storage. Frame knee wall doors or full pull-out drawers at 24 to 30 inches wide and 36 inches tall along the entire wall length. The storage typically holds out-of-season clothing, luggage, or seasonal decor.
Insulate the knee wall itself to keep storage contents at room temperature and prevent the cold-floor effect along the inside edge of the bedroom. Either approach turns wasted square footage into genuinely useful storage.
Realistic Budget Tiers
A barebones attic bedroom conversion with no bath runs $25,000 to $45,000 in most US markets. Add a full en-suite bath and the budget jumps to $50,000 to $85,000. Premium finishes, dormers, custom built-ins, and high-end fixtures take the project to $100,000 or more.
The return on investment varies. In urban markets where every bedroom counts toward resale value, you typically recover 65 to 80 percent of cost. In suburban markets where bedrooms are plentiful, recovery drops to 50 to 65 percent. The non-financial return is significant: a private retreat above the daily traffic of family life, with views and quiet that no main-floor bedroom can match.
