Brown Water From Faucet: Causes and How to Fix It

Discolored tap water almost always has one of five causes, and you can identify yours in about ten minutes with nothing but the faucets you already own. Brown water from faucet outlets is nearly always iron in some form — dissolved ferrous iron that oxidizes, rust scoured off pipes, or sediment stirred up in a water heater or municipal main — and each source leaves a distinct fingerprint in where and when the color shows up. The Ten-Minute Diagnosis

Work through these questions before touching anything else, because the pattern of discoloration is the diagnosis:

  1. One faucet or all of them? Fill a white cup at several fixtures, upstairs and down. Brown at a single faucet points to that fixture or its branch line; brown everywhere points to the service line, water heater, well, or the city supply.
  2. Hot only, cold only, or both? Run cold alone into a white cup, then hot alone. Brown hot water with clear cold is the water heater, full stop. Brown in both temperatures means the problem is upstream of the heater.
  3. Clears after running, or stays? Run the cold tap five minutes. Water that starts brown and clears means settled sediment got stirred — common after a main break, hydrant flushing, or your own plumbing being shut off and restored. Water that stays brown indicates continuous supply of iron: a well problem or active pipe corrosion.
  4. Neighbors too? One text answers whether the problem is inside your property line. If the street shares your brown water, it is the municipal main; call the utility’s water quality line and skip everything below except the flushing steps.
  5. Sudden or gradual? Overnight brown water follows an event — main work, a pressure surge, heater failure. Water that has yellowed slowly over months is progressive: corroding galvanized pipe or a rising well iron level.

Cause 1: Water Heater Sediment (Hot-Only Brown)

Every tank heater accumulates a sludge of minerals and rust flakes; when it gets deep enough — or when the sacrificial anode rod is consumed and the tank itself starts rusting — hot water pulls color from the bottom of the tank. The fix sequence: flush the tank (kill power or set gas to pilot, connect a garden hose to the drain valve, open a hot tap upstairs for air, and drain until it runs clear — often 20 to 40 gallons); then check the anode rod, a $25 to $60 magnesium or aluminum rod threaded into the tank top that corrodes so the tank doesn’t. A rod worn to bare wire means the tank has been unprotected; replace it and flush annually afterward. Persistent brown hot water from a heater 10 years or older usually means interior tank rust — flushing buys months, not years, and the real fix is replacement ($900 to $1,800 installed for a standard 40- to 50-gallon tank). Cause 2: City Main Disturbances (Sudden, Whole-House, Cold Included)

Municipal mains carry decades of settled iron and manganese sediment. Anything that changes flow velocity — a main break, hydrant flushing, fire response, valve work, construction tie-ins — scours that sediment into suspension and sends it to every house downstream. The signature: sudden brown cold water at all fixtures, often neighborhood-wide, frequently after you noticed utility crews or a pressure drop. The fix is patience plus flushing: wait an hour or two for the main to settle, then run the cold tap nearest the service entrance (an outdoor spigot or basement laundry tap is ideal) at full blast for 5 to 20 minutes until clear. Flush cold before using hot, or you will pull the dirty slug into your water heater. Skip laundry until clear — iron sets permanent orange stains in fabric (if it happens, use a rust remover like Iron OUT, never chlorine bleach, which locks iron stains in). If the utility’s work is ongoing, discoloration can recur for a day or two; persistent brown beyond 24 hours warrants a call and, in most utilities, a free water quality test.

Cause 3: Your Own Pipes (One Fixture, or Old Galvanized Homes)

Houses plumbed before roughly the 1970s often carry galvanized steel supply lines, and galvanized pipe rusts from the inside out — shedding rust continuously and narrowing to a fraction of its bore over 40 to 60 years. The signatures: brown or yellow tinge that is worst at first draw in the morning (water sat in the pipes overnight), low pressure at the same fixtures, and discoloration concentrated at the oldest branches. A single misbehaving faucet with clear siblings usually just has a fouled aerator or a corroded branch nipple — unscrew the aerator and rinse it, then check the supply stops. But whole-house galvanized rust has no maintenance fix: flushing helps for hours, filters mask it, and the honest answer is repiping in PEX or copper — typically $4,000 to $12,000 for a full house depending on size and access. Prioritize it if your water is brown daily; corroded galvanized also harbors decades of accumulated deposits you do not want in drinking water, and pinhole failures follow the discoloration by a few years.

Cause 4: Well Water Iron (Rural, Persistent, Often With Staining History)

Private wells in iron-bearing geology pull dissolved ferrous iron (“clear water iron” that browns after exposure to air) or particulate ferric iron continuously. Clues: orange toilet-tank staining, metallic taste, laundry stains, and brown water that never fully clears with flushing. Sudden worsening can also mean a failing well component — a corroding steel casing, a disturbed aquifer after heavy rain, or a pump sitting too near the well bottom stirring sediment. Get the water tested first (state-certified labs run iron/manganese/hardness panels for $30 to $75; test after any sudden change). Treatment matches the iron level: under about 2 to 3 ppm, a water softener handles dissolved iron alongside hardness; above that, or with any sulfur odor, an air-injection oxidizing filter (Katalox or Birm media systems, $1,500 to $3,000 installed) is the standard fix; simple sediment cartridges catch only particulate rust and blind quickly on dissolved iron.

Is Brown Water Safe?

The direct answer: iron and manganese discoloration is regulated as a secondary (aesthetic) standard, not a health standard — brown iron-tinted water is unpleasant but not acutely dangerous to drink or bathe in, and showering in it is harmless beyond possible staining. That said, apply three cautions. Do not drink visibly discolored water when the cause is unknown, because the same disturbance that stirs iron sediment in a main can, rarely, accompany a pressure-loss contamination event — wait for it to clear or use bottled water for the hours involved. Infants, immunocompromised people, and anyone mixing formula should be conservative for the same reason. And discoloration in an old-service-line house is a reasonable prompt for a lead test even though lead itself is invisible — disturbed scale in pipes can carry accumulated metals with it. Once water runs clear, normal use is fine; there is no need to replace filters, ice, or fixtures over a single brief event beyond dumping the first icemaker bin and rinsing aerators.

Filtration and Prevention

For city homes that catch occasional main sediment, a whole-house spin-down or cartridge sediment filter at the service entrance ($50 to $300 plus fittings) intercepts rust before it reaches fixtures and appliances — use a 50-micron spin-down ahead of a 5-micron cartridge for the best life.
