American Olean, Dal-Tile, and Metropolitan Ceramics all make commercial-grade quarry tile in the $3 to $6 per sq ft material range.
The catch is installation. Quarry tile needs an epoxy grout like Spectralock or Laticrete 254 Platinum with an epoxy additive, not standard cement grout, or the grout lines become bacteria sponges within a year. Install cost runs $8 to $14 per sq ft for proper commercial work, which brings the total to $11 to $20 per sq ft. Budget accordingly.
Urethane Cement and Epoxy: Seamless Options
Urethane cement is my first pick for new-construction restaurant kitchens. Products like Stonhard’s Stonclad UT and Sika’s Sikafloor PurCem pour at 3/16 to 1/2 inch thickness directly over prepared concrete, cure in 24 hours, and deliver a seamless, USDA-compliant surface that handles thermal shock from 300°F frying oil spills without cracking.
Standard epoxy with broadcast quartz or aluminum oxide aggregate works for front-of-house and light back-of-house. It costs $6 to $10 per sq ft installed versus $14 to $22 for urethane cement. Epoxy struggles with thermal shock and grease saturation over a five-year window, so it is a poor choice directly in front of fryers or dishwashers.
Commercial Vinyl: The Dining Room Default
Front of house gets walked on by hundreds of guests daily but does not face fryer grease or 180°F water. Commercial-grade vinyl plank with a 40 mil wear layer from brands like Karndean Opus, Shaw Contract, or Mannington Commercial holds up for 10 to 15 years under this traffic. Budget $4 to $8 per sq ft for materials and $3 to $5 for install.
For truly waterproof seam performance, specify heat-welded sheet vinyl rather than click-lock plank. Armstrong Medintech or Altro Aquarius sheet products fully weld at the seams, creating a continuous monolithic surface that is easy to clean and easy to inspect. Commercial restaurant flooring in the dining room rarely fails from surface wear. It usually fails at seams where water gets in and adhesive lets go.
Slip Resistance Reality
Grease and water kill DCOF fast. A floor that tests 0.55 dry may drop to 0.25 wet and greasy, which is dangerous. Specify products with documented wet DCOF of 0.42 minimum. Better yet, use products rated R10 or R11 per DIN 51130, the European oil-and-grease slip test that matters far more than the dry ramp test for actual kitchen conditions.
Abrasive anti-slip aggregates broadcast into the coating during install add long-term traction. Aluminum oxide at 16 to 20 grit works for high-grease zones. Silica quartz at 40 to 60 grit works for general kitchen and bar applications. Retrofitting traction onto an existing smooth floor with peel-and-stick strips or etching treatments is a short-term patch, not a solution.
Honest Drawbacks of Each Option
Quarry tile is cold, hard on feet during 12-hour shifts, and the grout is a cleaning commitment. Line cooks routinely complain about knee and back pain after years on unforgiving tile. Anti-fatigue mats at each station are mandatory.
Urethane cement has a 3 to 5 day cure window before the kitchen can reopen, which kills 15 to 20 percent of monthly revenue during install. Epoxy yellows under UV and degrades under thermal shock. Commercial vinyl dents under heavy rolling loads like reach-in coolers and prep tables. Sheet vinyl lifts at seams if the installer skips proper heat-weld technique.
