Crawl Space Piers: The Support System Under Your Floors

That bouncy spot in the middle of the living room floor almost always traces back to what’s happening three feet below it. Crawl space piers are the vertical supports that carry your home’s floor framing between the outer foundation walls, and when they settle, crack, or were spaced too far apart to begin with, the floors above sag and bounce. Understanding crawl space piers, how they fail, and what it costs to add or repair them is the difference between chasing symptoms and fixing the actual structure.

What Crawl Space Piers Do

In a crawl space foundation, the perimeter walls only support the edges of the house. Everything in the middle, the long girders (beams) that the floor joists rest on, needs interior support. That’s the piers’ job. Each pier is a column that transfers the load from a girder down to a footing in the soil below the frost line. The load path is straightforward once you picture it: the weight of the floor, furniture, walls, and people rests on the joists, the joists hand that weight to the girders, and the girders pass it down through the piers to the footings, which spread it across stable soil. Every link in that chain has to be sound. A rotted joist, a sagging girder, a leaning pier, or a footing sinking into soft ground all show up the same way upstairs: a floor that no longer feels solid underfoot.

A typical pier is a masonry column, a poured concrete pad, or an adjustable steel post sitting on a concrete footing. Without them, the floor girders would span too far, deflect under load, and the floors would visibly dip toward the center of the house. They’re not optional; they’re a core part of how the whole floor system carries weight.

Signs Your Crawl Space Piers Are Failing

The house tells you when the supports are giving up. Watch for these:

  • Floors that slope, dip, or feel bouncy, especially toward the center of the home
  • Gaps opening between the floor and baseboards or between walls and ceilings
  • Doors and windows that suddenly stick or won’t latch
  • Cracked drywall running diagonally from door and window corners
  • Visible leaning, crumbling, or cracked piers when you inspect the crawl space

Down in the crawl space itself, look for piers that have tilted, masonry that’s spalling or crumbling, wood shims that have rotted, or a gap between the top of the pier and the girder it’s supposed to be holding up. That last one, a pier that’s no longer even touching the beam, means the load has shifted entirely and the floor is sagging as a result.

Types of Crawl Space Piers

Not all piers are equal, and the type matters for both repair and new construction:

  • CMU block piers: stacked concrete masonry units, common in older homes; economical but can crack or lean over time
  • Poured concrete piers: monolithic and strong, cast in place
  • Adjustable steel jack posts: screw-adjustable columns that let you fine-tune the support height and re-level over time
  • Helical or push piers: driven deep for problem soils, used when a footing can’t get stable bearing

For repairs and re-leveling, adjustable steel jack posts on a poured footing are my go-to. They let you slowly lift a sagging girder back into place and re-tighten later if the soil moves again, which unshimmed masonry can’t do.

Pier Spacing and Load Rules

Spacing is where a lot of older homes fall short. The correct distance between piers depends on the girder size, the load above, and the soil, but a common range is 6 to 8 feet on center along each beam. Homes built decades ago, or additions done without permits, sometimes have piers spaced 10 or 12 feet apart, and those middle spans are exactly where the floors bounce.

The footing under each pier matters as much as the pier itself. A proper footing is a poured concrete pad, often 16 by 16 inches or larger and several inches thick, sized to spread the load across the soil. A pier sitting on bare dirt or a single patio block will eventually sink. If you’re adding piers to stiffen a bouncy floor, the fix usually involves pouring new footings and setting posts at the midpoints of the over-long spans.

Cost to Add or Repair Crawl Space Piers

Pricing swings with access and scope. Here’s the realistic landscape:

  • New adjustable steel post on a poured footing: $300-$800 per pier installed
  • Replacing a failed masonry pier: $500-$1,500 each
  • Helical or push piers for problem soil: $1,200-$3,000 each

Tight, low crawl spaces cost more because the labor is miserable and slow. A crawl space with 18 inches of clearance is far more expensive to work in than one with 3 feet. Get a structural engineer’s evaluation (often $400 to $700) before major work; it tells you exactly how many piers you need and where, and it gives you a document to hand contractors so bids are comparable.

The Re-Leveling Process

Fixing a sagging floor is deliberate, not a one-day jack-and-drop. A good crew lifts the girder gradually, often a fraction of an inch per day over a week or more, to avoid cracking the drywall and finishes above. Rushing the lift is how you crack tile, pop nails, and jam doors.

The sequence is typically: pour new footings, set adjustable posts, then slowly turn the jacks to bring the beam back toward level while monitoring the floors above. Once it’s where it should be, the posts are locked and the crawl space is often sealed and encapsulated to control the moisture that caused the rot and soil movement in the first place.

DIY Support vs Hiring a Structural Pro

Some pier work is genuinely DIY-friendly, and some absolutely is not. Adding a single adjustable steel jack post under a mildly bouncy floor, where you’re just stiffening an over-long span and not lifting a settled house, is within reach of a capable homeowner. You pour or set a footing, position the post plumb under the girder, and snug it up until it just makes firm contact without lifting. That’s a weekend job with a bag of concrete and a $40 post.

Actual re-leveling of a settled structure is different. When floors have dropped an inch or more, lifting them requires reading the whole load path, jacking multiple points in coordination, and going slowly enough not to crack finishes. Do it wrong and you can shear plumbing, crack drywall throughout the house, or even overload a beam. That’s when you hire a foundation contractor working from a structural engineer’s plan. The line I draw: stiffening a bouncy floor, DIY; lifting a sagging one, professional. And anytime you see cracked masonry piers, rotted girders, or cracks marching up the drywall, get the engineer’s eyes on it first.

Prevention: Moisture Is the Root Cause

Most pier problems start with water. A wet crawl space softens the soil under footings, rots wood shims and girders, and lets masonry deteriorate. Controlling moisture protects your supports long-term. Install a heavy vapor barrier, at least 6-mil and ideally 12-to-20-mil reinforced poly, over the soil and lap it up the walls; fix any grading or gutter issues sending water toward the foundation; extend downspouts well away from the house; and consider a dehumidifier or full encapsulation in humid climates. Encapsulation, which seals the crawl space with a heavy liner and often adds a dehumidifier, runs $3,000 to $8,000 but stops the moisture cycle that undermines piers and rots framing, and it’s frequently the best long-term protection for the whole floor system once you’ve fixed the structural supports.

If you catch pier problems early, when the floor just starts to feel soft, you can often add a few posts for a couple thousand dollars. Let it go for years, and you’re into full re-leveling, rotted girders, and cracked walls. When you do that annual crawl-space inspection, bring a flashlight and a level, and check three things: whether each pier is still plumb and fully contacting the girder above it, whether the wood girders and sill are dry and firm (poke suspect spots with a screwdriver; soft wood means rot), and whether the vapor barrier is intact across the soil. Snap a few photos each year so you can compare and catch slow movement. Your piers carry the entire floor system, and they almost always telegraph trouble down in the crawl space long before the living room floor starts to dip.
