What fails is everything attached to it, in predictable order: seam tape edges lift after 15 – 20 years of thermal cycling, pipe-boot rubber cracks, perimeter terminations loosen, and punctures accumulate wherever HVAC techs and satellite installers walk. The maintenance program writes itself: an annual walk to clear drains and debris, a seam-and-boot inspection every couple of years after year 10, and prompt patching of damage — EPDM patches (primer plus peel-and-stick flashing) take 20 minutes and restore full integrity. Where EPDM Is the Right Answer
