Finding the Leak: Harder Than It Sounds

Water on a flat roof travels laterally between the membrane and the decking, so the interior stain can sit 20 feet from the breach. Start on top after a dry spell. Walk the entire surface slowly and inspect the usual suspects in order of likelihood: seams and lap joints, flashing at parapet walls and curbs, pipe and drain penetrations, and the field membrane last. You’re looking for open or fish-mouthed seams, cracked sealant at terminations, punctures from dropped tools or hail, blisters, and the dirt rings that mark chronic ponding zones. Know Your Membrane Before You Buy Anything

Ponding Water: The Slow Killer

Industry convention defines ponding as water still standing 48 hours after rain, and it compounds every other problem — UV-concentrated aging at the pond edges, dirt accumulation that feeds algae, extra dead load, and relentless pressure on any seam it covers. Fixes climb in cost and effectiveness:

  • Clear the drainage first: clogged drains, scuppers, and gutters cause a huge share of “ponding” complaints; a $0 fix
