Thermoplastic polyolefin (TPO) is the most widely installed commercial roof today, and for good reason. It is a single-ply white membrane, typically 45, 60, or 80 mil thick, mechanically fastened or fully adhered and heat-welded at the seams to form a continuous waterproof sheet.

Built-Up Roofing: The Traditional Standby

Built-up roofing (BUR), the classic tar-and-gravel system, layers multiple plies of felt in hot asphalt topped with gravel. It is less common on new commercial work but still specified where extreme durability and fire resistance rule.

Also weigh how long you will own the building. If you plan to sell in a few years, a mid-priced EPDM or standard TPO makes sense. If this is a long-hold asset, spend up for a thick, fully adhered membrane and tapered insulation to get the full 30-year life. Whatever you pick, insist on proper slope, a manufacturer-certified installer, and a warranty that names both the material and the workmanship. The membrane matters, but the details, seams, flashings, drains, and slope, decide whether it reaches its rated life or leaks in year eight.

Insulation and the Full Assembly

The membrane gets the attention, but the assembly beneath it does half the work. A commercial flat roof is a layered system: the structural deck (steel, concrete, or wood), a vapor retarder where needed, rigid insulation, a cover board, and then the membrane. Getting the insulation and cover board right is as important as the membrane choice.

Polyisocyanurate (polyiso) is the dominant rigid insulation, offering roughly R-5.7 to R-6 per inch. Codes increasingly demand high total R-values, R-25 to R-30 or more, so expect several inches of polyiso, often in two staggered layers to break thermal bridging at the joints. Tapered insulation packages are used to build slope into an otherwise dead-flat deck, directing water to drains. A cover board, typically glass-mat gypsum, over the insulation gives the membrane a hard, impact-resistant, fire-rated substrate and dramatically improves hail and foot-traffic resistance. Warranties and Installer Certification

A total-system or NDL (no dollar limit) warranty, the gold standard, covers both material and workmanship for the full assembly, often 20 to 30 years, but it is only available when a manufacturer-certified contractor installs an approved system and the manufacturer inspects the finished roof.

Insist on a manufacturer-certified installer and a total-system warranty on any major commercial roof. It aligns the contractor, the manufacturer, and the building owner, and the manufacturer’s field inspection catches installation shortcuts before they become leaks. A cheap bid from an uncertified installer that only carries a material warranty leaves you exposed to workmanship failures, which cause the majority of premature leaks.
