Floor Base: Why the Layer Under Your Flooring Decides Everything

Most flooring failures get blamed on the wrong product. The real culprit is almost always the layer underneath. A solid floor base — subfloor, underlayment, and any moisture or sound barrier between the joists and the finish flooring — determines whether your hardwood squeaks in two years, whether your tile cracks at every grout joint, and whether moisture from a slab telegraphs into vinyl plank as cupping.

This guide explains the layers, the materials at each level, the prep that matters, and the cost ranges you should expect when budgeting a flooring project.

The Three-Layer Stack

Every floor system has up to three layers below the visible finish:

  1. Structural subfloor: the panel attached directly to floor joists or to a concrete slab. Carries the load.
  2. Underlayment: a thinner layer over the subfloor that smooths imperfections, adds sound dampening, or provides a moisture barrier.
  3. Finish floor: the visible material — hardwood, tile, vinyl plank, carpet.

Some installations skip the underlayment (engineered hardwood glued to a slab, for example), and some require multiple underlayment layers (tile over wood-frame floors needs cement board plus an isolation membrane).

Wood-Frame Subfloors: Plywood vs. OSB

The two materials dominate residential framing. Both are engineered panels designed for structural floor loads, but they perform differently.

Plywood

Tongue-and-groove 23/32-inch (3/4-inch nominal) is the standard residential subfloor. Cross-laminated wood plies resist swelling and hold fasteners well. Cost runs $35 to $55 per 4×8 sheet for a quality grade like AdvanTech or BC-grade fir plywood.

OSB

Oriented strand board uses compressed wood strands and resin. Cheaper at $25 to $40 per sheet. Performs well when kept dry, but swells permanently at edges if exposed to standing water during construction. Quality varies more than plywood; AdvanTech OSB and Norbord-rated panels rival plywood in real-world durability.

For floor base over joists, both work if installed correctly. Plywood remains the safer choice in bathrooms, kitchens, and any room where moisture exposure is possible.

Concrete Slab Floor Bases

Concrete is the floor base in slab-on-grade homes and most basements. Two issues dominate slab installations:

  • Moisture vapor transmission: concrete continuously emits water vapor. Test with a calcium chloride kit or a relative humidity probe before laying any flooring. Most flooring manufacturers cap installation at 3 lbs per 1,000 sq ft per 24 hours, or 75% to 80% RH.
  • Flatness: a slab must be flat to within 3/16 inch over 10 feet for click-lock vinyl plank, and 1/8 inch over 6 feet for engineered hardwood. Use a self-leveling underlayment to correct dips, or grind high spots with a concrete grinder.

Underlayments by Flooring Type

Hardwood

Solid hardwood nailed over plywood subfloor uses 15-pound asphalt felt or rosin paper between the wood and subfloor. Felt is the better moisture-managing choice. Avoid plastic vapor barriers under nailed hardwood — trapped moisture causes cupping.

Engineered Hardwood

Floating installations need a foam underlayment with built-in vapor barrier on slab. Glue-down installations use specialized urethane adhesives like Bostik’s Best, which have moisture barriers built into the adhesive itself.

Vinyl Plank (LVP/SPC/WPC)

Most modern vinyl plank includes integrated underlayment foam. Adding a separate underlayment voids many warranties. If your slab needs a moisture barrier, use a 6-mil polyethylene sheet under the planks.

Laminate

Foam underlayment with attached vapor barrier on slab. Cork underlayment ($0.50 to $0.80 per sq ft) on wood subfloor for sound dampening.

Tile

Tile demands the most rigorous floor base. Over wood subfloor, install a layer of 1/4-inch or 1/2-inch cement board (Hardiebacker, Durock) thinset-bonded to the subfloor with screws every 8 inches. Add an uncoupling membrane like Schluter Ditra ($1.80 to $2.50 per sq ft) over the cement board to prevent crack telegraphing.

Common Subfloor Problems

Squeaking. Almost always loose fasteners between subfloor and joists. Pull up sections of finish flooring (or work from below in basement) and add 2.5-inch construction screws every 6 inches at every joist.

Soft spots. Indicate water damage or rot. Cut out the affected panels back to the nearest joist centers, replace with new plywood, and address the moisture source before re-flooring.

Out-of-flat. Use a 6-foot straightedge to find dips and humps. Sand high spots with a belt sander, fill low spots with floor patch compound. For larger areas, pour self-leveling underlayment.

Cost Ranges

For a 200 sq ft room, expect these ranges:

  • New plywood subfloor over existing joists: $400 to $700 in materials, $400 to $1,000 in labor.
  • Self-leveling underlayment on slab: $200 to $500 in materials.
  • Cement board for tile: $150 to $300.
  • Uncoupling membrane (Ditra): $360 to $500.
  • Foam or felt underlayment: $40 to $200 depending on thickness and brand.

Acoustic Considerations

Multifamily buildings often require Impact Insulation Class (IIC) and Sound Transmission Class (STC) ratings on floor assemblies. Cork, rubber, and specialized acoustic mat underlayments add 5 to 15 IIC points. Quietwalk, Pergo Gold, and Roberts Felt Cushion underlayments are common picks at $0.40 to $1.20 per sq ft.

The 80/20 Takeaway

You can put $15 vinyl plank over a properly prepped floor base and it will outlast $9 hardwood installed over a wavy, damp subfloor. Spend the time and money on prep — test moisture, level the surface, secure squeaks, and choose the right underlayment for the finish. The floor base is invisible after install, but it determines whether the floor lasts five years or thirty.

Inspection Before Installation

Walk the entire surface before laying any finish flooring. Use a 6-foot straightedge in two directions and mark high or low spots with chalk. Check moisture with a pin-type meter on wood subfloor (target reading below 12%) or a calcium chloride test on slabs. Tap the surface listening for hollow spots that indicate delamination. Spending 90 minutes inspecting saves callbacks weeks later when the homeowner notices a soft spot or warped plank. A clean, flat, dry floor base passed back to the installer is the single biggest factor in long-term flooring success.
