A floor that bounces when you walk across it, or slopes toward one corner of the room, is telling you something about the framing underneath. Adequate floor joist support is what keeps your floors flat, solid, and safe, and when it weakens, you feel it first as a springy, hollow ride and later as cracked tile, gaps at the baseboards, and doors that no longer latch. This guide explains how floor framing works, what causes joists to sag, and the common methods contractors use to reinforce and support them, from sistering to new posts and beams.
How Floor Framing Actually Works
Your floor is a system. Joists are the horizontal boards, usually 2×8, 2×10, or 2×12 lumber, that span from wall to wall or beam to beam and carry the subfloor above them. Those joists rest on a main girder or beam, which in turn is held up by posts standing on concrete footings in the crawlspace or basement. Load travels down through this chain: from your feet to the subfloor, into the joists, across to the beam, down the posts, and finally into the footings and soil. When any link in that chain is undersized, damaged, or spaced too far apart, the floor above it deflects, and you feel the result as bounce or sag.
Common Causes of Sagging Joists
Understanding why a floor is failing tells you how to fix it. A few culprits show up again and again in older homes and crawlspaces.
- Undersized or overspanned joists: Old homes were often framed with joists that span farther than modern code allows, so they flex under normal loads.
- Water damage and rot: A leaky crawlspace or plumbing drip softens the wood, and rotted joist ends near a foundation are a classic weak point.
- Termite or insect damage: Hollowed-out lumber loses its strength even when it looks intact from the outside.
- Notched or drilled joists: Plumbers and electricians sometimes cut into joists for pipes and wires, removing material the joist needed to carry its load.
- Settled or missing posts: A post standing on bare dirt instead of a proper footing slowly sinks, dropping the beam and the floor with it.
Sistering: The Most Common Repair
When a joist is sagging, cracked, or partially rotted, the go-to fix is sistering, which means fastening a new joist of the same size alongside the old one so the two act together. The new board should be full length where possible, resting on the same supports at each end as the original, not just spanning the damaged middle. You bond them with construction adhesive and a staggered row of structural screws or through-bolts. For a joist weakened by rot at the end, the sister carries the load past the bad section to solid bearing. Sistering restores stiffness and is well within the reach of a determined DIYer in an accessible crawlspace, though a badly sagged joist may need to be jacked back up slowly first.
Adding Posts and Beams
Sometimes the joists themselves are fine but they simply span too far, giving that trampoline feel across a large room. The cure is to shorten the span by adding support underneath. A contractor installs a new beam, often an LVL or a built-up dimensional lumber girder, running perpendicular beneath the joists at the midpoint of the span, then supports that beam with adjustable steel posts or wood posts set on properly poured concrete footings. Cutting a long joist span roughly in half can eliminate bounce entirely, because deflection increases dramatically with span length. This work involves real structural judgment about beam sizing and footing depth, and it is where hiring a pro or consulting an engineer pays off.
Adjustable Jack Posts and Leveling
For a sagging beam or a floor that has dropped over the years, adjustable steel jack posts let you raise the framing back toward level gradually. The key word is gradually. Lifting a settled floor too fast cracks drywall, breaks tile, and can pop trim loose, so the standard practice is to raise it only a small amount, often about 1/8 inch per week, letting the house adjust as it comes back up. Permanent jack posts must sit on an adequate concrete footing, not just a slab or dirt, or they will simply punch down into the ground and the problem returns. Temporary screw jacks are useful for holding a joist up while you sister it, then transferring the load to the new framing.
Don’t Forget the Crawlspace Environment
Reinforcing joists solves the symptom, but a wet crawlspace is often the real disease. Chronic moisture rots wood, invites termites, and rusts steel posts and connectors. Before or alongside any structural repair, address drainage away from the foundation, cover exposed dirt with a vapor barrier, and correct any plumbing leaks. Encapsulating a crawlspace and keeping it dry does more to protect your floor framing over the long run than almost any single structural fix, because it stops the cycle that weakened the joists in the first place.
Blocking, Bridging, and Stiffening a Bouncy Floor
Not every bouncy floor needs new beams. Sometimes the joists are adequately sized but simply lack the lateral bracing that keeps them from twisting and flexing under load. Adding solid blocking or cross bridging between joists ties them together so they share load as a unit rather than deflecting individually, and it can noticeably firm up a springy floor. Solid blocking uses short pieces of the same-dimension lumber wedged snugly between joists in a row across the span, while metal or wood cross bridging forms an X between each pair. Placing a row at mid-span is a common, effective upgrade.
Another proven stiffening method is gluing and screwing a second layer of plywood to the subfloor, or bonding the existing subfloor more firmly to the joists with construction adhesive and screws to eliminate the squeaks and give that come from a loose subfloor. On longer joists, some homeowners add a strongback, a board run perpendicular across the tops or through the joists to distribute load. These measures are far less invasive than new beams and footings, and for a floor that is structurally sound but annoyingly springy, they often solve the problem for a fraction of the cost and effort.
When to Call a Professional
Simple sistering of an accessible joist or holding a floor with a temporary jack is reasonable DIY work. But if the floor has dropped significantly, if multiple joists or the main beam are involved, if you find widespread rot or termite damage, or if you are adding new beams and footings, bring in a structural engineer or an experienced foundation contractor. Proper floor joist support is a safety matter, not just a comfort one, and undersized or improperly footed repairs can fail. A short engineering consult that specifies beam sizes, post spacing, and footing dimensions is inexpensive insurance against a repair that does not hold. Done right, reinforcing your floor framing gives you back a solid, level, quiet floor for the life of the house.
