Stand inside your garage at noon and look around the door frame. If you can see daylight, you have an air leak that is costing you money every month. Knowing how to seal garage door gaps is one of the highest-return home maintenance jobs you can tackle in a weekend, often paying for itself in lower energy bills before the first year is out. A typical detached garage with gaps along the bottom and sides loses 200 to 400 cubic feet of conditioned air per hour. Beyond utility savings, sealed gaps keep mice, leaves, and rainwater out of a space that usually holds expensive tools and a vehicle.
Finding Every Leak Before You Buy Materials
Most homeowners only seal the bottom and call it done. That misses two-thirds of the air infiltration. Close the garage door at dusk and have someone shine a flashlight along the perimeter from the outside while you stand inside. Mark every spot where light comes through with painter’s tape.
Pay attention to four areas. The bottom seal, the vertical jambs on both sides, the top header above the door, and the four corners where two seals meet. Corner failures are the most common and the easiest to overlook because they involve cutting and overlapping material.
Bottom Seal: The Biggest Offender
The rubber gasket on the bottom of the door is called an astragal, and it typically lasts 5 to 7 years before it cracks or shrinks. Replacing it costs $15 to $30 for the rubber alone if your door already has the metal retainer track.
Pull the old astragal out by sliding it from one end of the door. Most are held by a T-shape or P-shape rib that locks into the channel. Measure the new piece, add 2 inches for trimming, lubricate the channel with a spray of WD-40, and slide the replacement in. Standard widths are 1-3/4 inch, 2-1/2 inch, and 3 inch. If your concrete slab is uneven, a standard astragal will not seal the low spots. Switch to a bulb-shaped seal that compresses up to an inch, or pour a self-leveling threshold strip across the gap.
Threshold Seal for Uneven Floors
A garage door threshold is an L-shaped vinyl or aluminum strip that bonds to the concrete floor and creates a flat surface for the door to close against. It works perfectly when the slab has dipped or cracked, and it doubles as a water dam during heavy rain.
- Sweep the concrete clean and wipe with denatured alcohol along the path where the threshold will sit.
- Cut the threshold to the exact width of the door opening with a utility knife or hacksaw.
- Apply construction adhesive in a continuous bead along the floor, then press the threshold into place.
- Close the door and let the weight set the threshold while the adhesive cures for 24 hours.
- Test the seal at the corners. Add a bead of clear silicone caulk if light still shows.
Expect to pay around $80 for a 16-foot kit from Tsunami Seal or Storm Shield, including the adhesive.
Side and Top Weatherstripping
The vertical jambs use a vinyl-flange weatherstrip that nails to the wood trim and presses lightly against the door when closed. The standard product is 1-3/8 inch wide with a flexible vinyl bulb running the full length.
Pry off the old strip with a small flat bar. Measure each side and the top, add 3 inches for overlap, and cut with snips. Position the new strip so the bulb just contacts the door surface when closed. Too tight and the door binds. Too loose and you have light gaps. Fasten with the supplied 1-5/8 inch galvanized nails, spaced every 12 inches. A 30-foot M-D Building Products kit runs about $30 to $45.
Sealing the Section Joints
Between each horizontal panel on a sectional door, there is a small gap where the sections hinge. Most modern doors include integrated rubber bumpers between sections, but older doors do not. If yours has gaps you can see daylight through, the fix is a self-adhesive foam tape applied to the top edge of each section while the door is open and flat.
Use closed-cell foam, not open-cell. Closed-cell rejects water and lasts 5 to 8 years outdoors. A 17-foot roll of 3/8 inch closed-cell tape costs about $9.
Pest-Specific Seals
If mice and snakes are the main concern, a standard rubber seal is not enough. Rodents chew through soft vinyl in days. Switch to a metal-reinforced seal like Xcluder, which has stainless steel fibers embedded in the rubber.

The whole job, end to end, takes about 4 hours and runs $80 to $250 in materials. The payback in energy savings, pest prevention, and protected stored goods is hard to match anywhere else in the home.
