What Makes a Kennel Floor Different
The chemistry alone makes kennels challenging. Urine breaks down to ammonia within hours, raising local pH to 11-12 — alkaline enough to attack many sealers, coatings, and cementitious products. Daily disinfection with bleach, quaternary ammonium, or accelerated hydrogen peroxide adds chemical stress. Pressure washing erodes any softer surface. 1. Sealed Concrete

5. PVC Slatted Decks

6. Kennel Mats and Pads

Rubber

Drainage Design Is Critical
The single most common cause of failed kennel flooring is inadequate drainage. Liquid that pools on a floor accelerates wear, encourages bacterial growth, and off-gases ammonia at high concentrations. Slope every kennel floor toward a drain — minimum 1/8 inch per foot, 1/4 inch per foot is better for high-volume commercial use.
For commercial facilities, trench drains running the length of each row of runs are the standard. They handle pressure-washing volume without backing up and can be designed with stainless steel grates that resist disinfectant chemistry. Cast iron or PVC trench drain bodies, never galvanized steel.
Substrate and Base Prep
For epoxy or polyurea coatings, the concrete substrate must be moisture-tested (calcium chloride or relative humidity probe), profiled to ICRI CSP-3 or 4 by shotblasting or grinding, and free of curing compounds, oils, and laitance. Skip any of these prep steps and the coating fails within months — peeling, blistering, or simply lifting in sheets.
For rubber installations, the underlying concrete must be sealed first. Use a moisture-cure urethane adhesive across the full bottom of each tile or roll. Perimeter-only installs let urine migrate underneath where it stays trapped.
Cleaning Routine
Daily: Pick up solid waste, hose floors, apply quaternary ammonium or accelerated hydrogen peroxide disinfectant per the contact time on the label (typically 10 minutes), then rinse if required by the chemistry.
Weekly: Pressure wash entire floor including drain channels and trenches. Inspect coatings for chips, scratches, or wear.
Annually: Recaulk transitions and joints. Spot-recoat high-wear areas of epoxy or polyurea floors. Replace any rubber tiles showing curling, splitting, or persistent staining.
Health and Safety Considerations
Choose disinfectants labeled effective against parvovirus, kennel cough, and giardia — both quaternary ammonium and accelerated hydrogen peroxide qualify. Don’t mix bleach with quat or other chemistries. Provide ventilation during cleaning to protect dogs and staff from chemical fumes.
Bleach in poorly ventilated indoor kennels is harder on dogs than humans because dogs breathe at floor level where chlorine concentrates. If bleach is required for parvo control, ventilate thoroughly before returning animals to the room.

Climate Considerations
