Industrial and commercial buildings increasingly specify seamless monolithic floor systems instead of tile, vinyl, or concrete sealer, and the category that covers these products is called LAS — liquid applied systems. LAS flooring refers to fluid-applied coatings that cure into hard, continuous floor surfaces, including epoxy, polyurethane, methyl methacrylate (MMA), polyaspartic, and acrylic systems. Each chemistry handles different traffic, chemical, and aesthetic demands at price points between $4 and $14 per square foot installed. For warehouse, manufacturing, healthcare, and food service environments, choosing the right LAS product determines whether the floor lasts 5 years or 25 years. Here is the breakdown.
The Five Main LAS Categories
Each liquid-applied chemistry occupies a specific performance niche.
- Epoxy: $4 to $7 per square foot installed, hard and chemical-resistant, ideal for warehouses and showrooms.
- Polyurethane: $6 to $9 per square foot, more flexible than epoxy, better UV stability for outdoor or sunlit areas.
- Methyl methacrylate (MMA): $9 to $14 per square foot, fast cure (90 minutes), used for cold-storage and 24/7 facilities.

Each system can be installed as a thin coat (12 to 30 mils), self-leveling slurry (60 to 250 mils), or heavily filled mortar (250 to 500 mils) depending on impact and abrasion demands.
Epoxy: The Workhorse Standard
Two-part epoxy resin is the most common LAS product in US industrial facilities, accounting for roughly 65 percent of new installations. The chemistry combines a bisphenol-A resin with an amine hardener that cross-links into a rigid, chemical-resistant surface. Major manufacturers include Sherwin-Williams General Polymers, Rust-Oleum 5000 series, Tnemec, and Sika Sikafloor.
Solids content matters. High-solids epoxy at 95 to 100 percent volume solids delivers full mil thickness as applied, while water-based epoxy at 50 percent solids loses half the film during cure. Specify 100 percent solids for industrial floors and accept the higher material cost as essential to long-term performance.
Polyurethane and Polyaspartic for UV Stability
Standard epoxy yellows under UV exposure, making it unsuitable for sunlit warehouses, parking decks, or outdoor applications. Polyurethane and polyaspartic systems hold color stability indefinitely and offer better impact resistance against dropped tools or pallets. Polyaspartic in particular has gained share in residential garage floor coatings because the cure time drops to 4 to 6 hours versus 24 hours for traditional polyurethane.
The downside is sensitivity to moisture and humidity during application. Polyaspartic cannot be installed when ambient relative humidity exceeds 80 percent or substrate moisture exceeds 4 pounds per 1,000 square feet per ASTM F1869.
MMA for Mission-Critical Speed
Methyl methacrylate is the fastest-curing LAS product available, fully drivable within 90 minutes of application even at 20 degrees Fahrenheit. Cold-storage facilities, hospital corridors that cannot close for 24 hours, and food service kitchens during a single overnight shutdown all use MMA when downtime cost outweighs material cost. The strong methacrylate odor during application requires forced ventilation and respiratory protection. Most facilities run MMA installations during after-hours windows with full evacuation of occupied spaces during cure.
Substrate Preparation That Decides Everything
LAS systems fail at the substrate interface 80 percent of the time, almost always due to inadequate prep. Every installation requires mechanical surface preparation to CSP-2 through CSP-5 (Concrete Surface Profile) per ICRI Guideline 310.2R, achieved with diamond grinding or shot blasting. Acid etching with muriatic acid does not produce reliable adhesion and should never substitute for mechanical prep.
Moisture testing is non-negotiable. Run a calcium chloride test per ASTM F1869 and confirm vapor emission below 3 pounds per 1,000 square feet over 24 hours, or run an in-situ relative humidity probe per ASTM F2170 and confirm below 75 percent. Above those thresholds, install a moisture vapor barrier primer like Sika MoistureGuard or Sherwin-Williams ArmorSeal Rexthane at $1.50 per square foot before the topcoat.
Slip Resistance and Safety Compliance
OSHA and ADA standards demand specific slip-resistance values for walking surfaces. The most common spec is a Static Coefficient of Friction (SCOF) of 0.6 or higher per ASTM D2047. LAS coatings achieve this through broadcast aggregates like aluminum oxide or silica grit applied into the wet topcoat at 1 to 4 pounds per 100 square feet.
Specify the slip profile based on use. Food service kitchens with constant water exposure need aggressive aluminum oxide at 30-grit, while office and showroom floors handle silica grit at 80 to 100 grit for a smoother feel with adequate slip protection.
Decorative Options Within LAS
LAS systems support broad decorative variations including colored quartz aggregate, vinyl chip flake, metallic mica pigments (the “marble epoxy” look), and decorative micro-topping with concrete-look finishes. Quartz broadcast systems from Florock, Dur-A-Flex, and Stonhard create the dense, granular look common in commercial kitchens and laboratories at $7 to $10 per square foot installed.
Vinyl chip flake systems (sometimes called paint flake or color flake) hide minor substrate imperfections and run $4 to $6 per square foot installed, popular for garage floors and basements.
Selecting the Right LAS for Your Application
Match the chemistry to the demand. Heavy forklift and pallet jack traffic in warehouses calls for high-build epoxy at 30 to 60 mils. UV-exposed parking decks and showrooms benefit from polyaspartic or polyurethane topcoats. Food service kitchens with hot grease and frequent washing require urethane cement mortar at 250 mils thick. Hospital and pharmaceutical clean rooms specify methyl methacrylate or MMA-modified urethane for sanitation and chemical resistance.
Get three written quotes from coating-certified contractors before signing. Look for SSPC certification on metal substrates or NACE certification on industrial coatings work, both indicators of installer competence on demanding LAS projects.
