Why Surface Drainage Often Fails
Building codes require positive slope away from foundations — typically 6 inches of fall over the first 10 feet. New construction meets this on day one, but settling, landscape changes, and added patios reverse the grade within years. Once water pools next to a foundation, it works through the smallest crack in the wall and ends up in the basement or under the slab.
Heavy rainfall makes surface drainage worse. A 1-inch rain on a 2,000 sq ft roof dumps 1,250 gallons of water through your gutters in under an hour. Without underground capture and routing, that volume floods landscape beds, saturates the soil at the foundation, and overwhelms surface swales.
Core Components Every System Needs

French Drain Construction
A French drain is a perforated pipe in a gravel-filled trench that captures groundwater and routes it away. Downspout Connections
The single highest-impact improvement is connecting roof downspouts directly to the underground system. Each downspout typically discharges 12 to 25 gpm during heavy rain. Surface splash blocks and 6-foot extensions barely move that volume away from the foundation.
Use 3-inch or 4-inch PVC, transition adapters from rectangular downspout to round pipe ($8 each), and slope the run at 1 to 2 percent away from the house. Install a debris cleanout at the connection — leaves and shingle grit clog these lines fast without filtration.
Dry Wells: Where No Daylight Outlet Exists
If your yard slopes toward the house or no street drain is available, a dry well captures water and lets it slowly percolate into the soil. Standard dry well: 3-foot diameter by 4-foot deep hole, lined with filter fabric, filled with 1.5-inch washed stone or with a prefabricated chamber unit (NDS Flo-Well, StormTech).

Larger lots need multiple dry wells in series. Test soil percolation before installing — clay soils slow infiltration to nearly nothing and need oversized capacity or a different solution.

Common Design Mistakes
Insufficient slope is the top failure mode. Even small dips in the run hold water and ice in winter, eventually cracking the pipe. Use a laser level when laying pipe, not eyeballing it from across the yard.
Mixing perforated pipe with solid pipe in the same run causes problems. Perforated should only be in the gravel zones where you want water entering the system.
