The seal is invisible from outside the home — it sits between the panes of glass, around the entire perimeter.
Some people also use “window seal” loosely to mean the weatherstripping around an operable window sash. Technically that’s a weather seal or sash seal, not the IGU seal. Knowing which one a contractor is talking about determines the repair scope and cost.
How an Insulated Glass Unit Works
Modern double-pane windows are sealed factory assemblies. Two sheets of glass sandwich a spacer bar (typically aluminum or warm-edge stainless) around the perimeter. The space between panes is filled with argon, krypton, or sometimes plain dry air. The primary seal is butyl rubber, and the secondary seal is silicone or polysulfide. A desiccant inside the spacer absorbs any moisture that gets through.
When the seal works correctly, the inert gas stays trapped for 15 to 25 years, dramatically slowing heat transfer compared to a single pane. When it fails, gas leaks out, humid air leaks in, and the desiccant becomes saturated.
Signs Your Window Seal Has Failed
The most obvious symptom is condensation or fog between the two panes of glass, not on the inside or outside surfaces. This trapped moisture often forms in the morning, clears during the day, and returns the next morning. Over time, mineral deposits and white haze build up, leaving permanent streaks even when dry.
Less obvious symptoms include increased heating and cooling costs, distorted reflections caused by the panes flexing without gas pressure, and visible fingerprint-style marks where the seal has separated from the glass.
