The freezing alert threshold is 20°F sustained for at least six hours on uninsulated pipes in unconditioned space. Drop below 20°F or extend the exposure window past 12 hours and ice formation accelerates fast. Once water turns to ice inside a sealed copper or PEX line, internal pressure spikes can exceed 2,000 psi, far past the burst rating of any residential pipe.

The 20-Degree Threshold and What It Really Means

Pipes freeze when the water inside drops to 32°F, but the surrounding air must be considerably colder to chill the water through the pipe wall, the wall cavity, and any insulation. Field research from the Building Research Council shows uninsulated 1/2-inch copper pipes in an unheated attic begin internal ice formation when outdoor temperature sits below 20°F for six or more hours.

That figure assumes still air. Add a 10 mph draft through soffit vents and the effective wind chill at the pipe drops another 5 to 8 degrees, shortening the safe window. Wind-exposed pipes in crawlspaces and rim joists are the most common burst locations in older homes.

How Quickly Pipes Freeze at Different Temperatures

At 20°F, expect freezing to begin within 6 to 12 hours of exposure. At 10°F, the window shrinks to 3 to 6 hours. At 0°F or below, uninsulated pipes can freeze in under 3 hours, and partial freeze plugs can form in as little as 90 minutes. The catastrophic burst rarely happens during the freeze itself; it happens during thaw, when expansion-cracked metal releases pressurized water into the wall cavity.

Which Pipes Burst First

Copper pipes (Type M or L) crack along the long axis when ice expands. The split usually appears within 6 inches of the freeze plug and runs 1 to 4 inches long. PEX is more forgiving because of its elasticity, expanding up to 8 percent in diameter before failing, but PEX fittings (brass crimp rings or expansion sleeves) split before the pipe itself.

CPVC, the cream-colored plastic supply pipe common in 1980s-90s homes, is the most brittle. It cracks at 32°F freeze expansion and fails catastrophically. Galvanized steel pipes, found in pre-1960 plumbing, rarely burst from freezing but the internal scale breaks loose and creates permanent flow restriction.

High-Risk Locations in a Typical Home

Map your home’s vulnerable runs before the first cold snap. The five highest-risk locations: pipes in unheated attics above insulation lines, supply lines along the rim joist in unfinished basements, hose bibs without frost-free valves, kitchen and bathroom supply lines on exterior walls, and ice maker lines running through cabinet kick spaces.

Vacation homes shut down for winter are at the highest risk of all. A weekend below 10°F in an unoccupied house with the heat off can freeze the entire supply system, and the damage isn’t discovered until spring opening.

Prevention That Actually Works

Wrap exposed pipes with closed-cell foam insulation, minimum 1/2-inch wall thickness for indoor runs and 3/4-inch for unheated spaces. Armaflex AP and Frost King brand pipe insulation both meet ASTM C534. For pipes that previously froze, add heat tape (EasyHeat AHB-019 or Frost King HC18A) rated to the pipe length, controlled by a thermostat that activates below 38°F.

On the coldest forecast nights, open cabinet doors to expose under-sink pipes to room air. Run a pencil-thin stream of cold water from the faucet farthest from the main shutoff valve. Moving water freezes at meaningfully lower temperatures, and the trickle keeps internal pressure equalized if a freeze plug starts to form.

Setting the Thermostat When You Leave Town

Never drop the thermostat below 55°F during winter absences. The Insurance Information Institute reports that 55°F is the minimum safe setting that keeps interior wall cavities above the freeze line in homes with R-13 wall insulation in zones colder than USDA Zone 6. If you’ll be gone more than a week in a deep freeze region, shut off the main water valve and drain the lines through the lowest fixture. A drained system cannot burst even at -20°F.

If a faucet trickles but won’t open fully, you have a partial freeze. Open the faucet to relieve pressure. Apply heat starting at the faucet end and work backward toward the freeze plug. A hair dryer set to high, a heat gun on low (never above 200°F), or a heating pad wrapped around the pipe all work. Never use a propane torch on PEX or CPVC, and avoid open flames on copper inside walls.

Call a plumber if the freeze location is inside a wall, ceiling, or under a slab. If a pipe bursts, shut off the main valve and document the damage with photos and video before any cleanup. Save replaced pipe sections; insurance adjusters often want to see the failure point.
