A condensing gas furnace is a high-efficiency heating system that squeezes extra heat out of the exhaust gases a standard furnace would simply vent up a chimney. A condensing gas furnace routes those gases through a secondary heat exchanger where they cool further, down to roughly 100 to 120 degrees. At that point the water vapor in the exhaust condenses into liquid, releasing its latent heat into your air. That recovered latent heat is exactly why efficiency jumps above 90 percent and why the unit is called “condensing” in the first place.

Here is the part many homeowners miss: this condensate is mildly acidic, with a pH around 3 to 5, because it absorbs combustion byproducts. Over time that acidity can corrode metal drain pipes and certain plumbing. Many installations include or require a condensate neutralizer, a small canister of media that raises the pH before the water enters your drains. Any appliance that burns natural gas demands respect for safety. A cracked heat exchanger or a blocked vent can allow carbon monoxide, an odorless, colorless, deadly gas, to enter your living space.
