Drainage Plan: A Complete Guide for Homeowners

The single most expensive water problem in a house starts outside, not inside. A failed sump pump costs $500 to replace. A flooded basement from years of poor surface drainage can cost $30,000 to $60,000 in foundation repairs and mold remediation. A proper drainage plan is the homeowner equivalent of preventive medicine. Done right during construction or a landscape remodel, it routes every gallon of rainwater away from the foundation and into a place where the soil can absorb it slowly. After designing drainage on roughly 50 residential lots from Atlanta clay to Vermont rocky soil, the principles below apply almost everywhere in the US.

Why Drainage Problems Develop

Most drainage issues trace back to one of four causes: improper grade, clogged or undersized gutters, hardscape that blocks natural water flow, or downspouts that dump directly at the foundation. Many homes built between 1960 and 2000 came with one downspout per corner emptying onto a splash block 2 feet from the wall. That setup works in light rain but fails in any 1-inch-per-hour event.

Soil type matters as much as construction defects. Heavy clay soils common across Texas, the Carolinas, and parts of the Midwest absorb water at roughly 0.05 inches per hour. Sandy soils in coastal regions absorb 1 to 2 inches per hour. Your drainage plan has to account for how fast the ground can actually take the water you collect.

Site Grading: The Foundation of Everything

The International Residential Code requires a minimum 6-inch fall in the first 10 feet from the foundation, which equals a 5 percent slope. Many lots fail this standard, especially after settling, landscape additions, or neighbor projects that change adjacent grades. Use a string level or laser level to check your actual fall before designing any other drainage.

  • Minimum slope: 5 percent (6 inches drop per 10 feet) within first 10 feet of foundation
  • Preferred slope: 10 percent (12 inches per 10 feet) for clay-heavy soils
  • Beyond 10 feet: Minimum 2 percent continuous slope to a drainage exit
  • Patio and walkway slope: 1/4 inch per foot (2 percent) away from the house
  • Driveway slope: 2 to 5 percent toward street, never toward the garage door

If your grade falls toward the house, you have negative grade. No amount of gutter and downspout work will solve a negative-grade problem. The fix is moving 3 to 8 cubic yards of fill dirt to create positive slope, which a landscape contractor will charge $1,200 to $3,500 to complete properly.

Gutters and Downspouts

A 1-inch rainfall on a 2,000 square foot roof produces 1,250 gallons of water that must go somewhere. Standard 5-inch K-style gutters handle most residential roofs, but anything over 2,500 square feet of roof area or roofs with steep pitches benefit from 6-inch gutters with 3 by 4 inch downspouts instead of standard 2 by 3 inch.

Each downspout should be extended at least 6 feet away from the foundation. Flexible extensions work in mild climates. In freeze-prone regions, rigid 4-inch PVC buried 6 inches below grade carries water further without freezing shut. Connect downspouts to a buried drain line that exits at daylight or feeds a dry well if the lot has no daylight outlet.

French Drains for Persistent Wet Areas

A French drain is a perforated pipe buried in a gravel-filled trench that collects subsurface water and routes it to a daylight exit or dry well. It is the right solution for soggy lawns, persistent wet basements walls, and the bottom of slopes where surface water collects.

The trench should be 12 to 18 inches wide and 18 to 24 inches deep, sloped at 1 percent (1/8 inch per foot) toward the exit. Line the trench with non-woven landscape fabric, add 3 inches of clean #57 stone, place a 4-inch perforated SCH 40 PVC pipe with holes down, fill with stone to within 4 inches of grade, fold the fabric over the top, and finish with topsoil and sod or gravel. Materials for a 50-foot run cost $250 to $400. Installation by a landscaper runs $25 to $60 per linear foot.

Dry Wells and Infiltration

When the lot has no daylight outlet (flat lots, urban infill, lots backed by neighbors), a dry well stores collected water underground until it can soak into the soil. A dry well is essentially a 4 by 4 by 4 foot pit lined with landscape fabric and filled with stone or a manufactured plastic chamber like the StormTech or Cultec.

Sizing depends on roof area and soil permeability. A rough rule is 1 cubic foot of dry well storage per 50 square feet of roof for sandy soils, or 1 cubic foot per 25 square feet for clay. A 2,000 square foot roof on clay needs 80 cubic feet of storage, which is roughly two 4 by 4 by 5 foot pits. Place the dry well at least 10 feet from the foundation and 20 feet from septic systems.

Swales and Surface Solutions

A swale is a shallow, vegetated ditch that collects surface runoff and either infiltrates it or routes it to another location. Swales work well on larger suburban or rural lots where there is room to grade a 4 to 8 foot wide depression along a property line or back yard edge.

Side slopes should be 4:1 or flatter for easy mowing. The center can be planted with native grasses, sedges, and water-tolerant perennials that handle alternating wet and dry conditions. A rain garden is essentially a planted swale with a flat bottom designed to hold 6 inches of water briefly before infiltrating within 24 hours.

When to Call a Professional

Some drainage problems benefit from a civil engineer’s stamp, particularly when the work involves easements, neighbors, or storm sewer connections. A residential drainage engineer charges $1,500 to $4,500 for a stamped plan, which is required by some municipalities for permits.

For straightforward gutter, downspout, and grading work, a landscape contractor with drainage experience handles most jobs without engineering. Always pull a permit for any work that connects to a public storm sewer or modifies grades on lots with floodplain restrictions. A drainage plan executed before a basement floods is the cheapest insurance you can buy as a homeowner.
