Most homeowners overestimate the difficulty of replacing flooring and underestimate everything that happens between the old floor coming up and the new floor going down. How to replace flooring is really three jobs — demolition, subfloor preparation, and new install — and the middle job is where 80 percent of failures originate. A 1,200-square-foot main level takes a two-person DIY team about a long weekend with the right plan, or a pro crew about three days. Walk through the sequence below before you swing the first pry bar, and the project goes faster, costs less, and looks better at the finish.
Step 1: Plan Before You Demo
Measure twice, order 10 percent extra, and confirm material delivery before you remove the old floor. Lock in a complete plan that covers transitions to adjacent rooms, height differences with cabinets and appliances, and door clearance — most interior doors need 1/2 inch under the bottom for the new floor thickness. Order new transition pieces, baseboard if needed, and underlayment in the same shipment as the floor.
Acclimate hardwood, engineered, and laminate boxes flat in the install room for 5 to 7 days at the target temperature and humidity. Skip this step and the floor will gap or cup within the first season. Floating LVP needs 48 hours acclimation. Tile and sheet vinyl need only normal site temperatures.
Step 2: Demolition Done Right
Cut existing carpet into 3-foot-wide strips and roll for disposal — the rolled bundles fit a normal trash haul. Remove tack strips around the perimeter with a flat pry bar. Pull staples or use a stapler-puller to clean the subfloor flush. For glued-down LVP or sheet vinyl, score with a utility knife in 12-inch strips and pull with a flat scraper; an orbital sander with 36-grit then knocks down the residual adhesive.
Tile demo is the messiest job on the list. Rent an electric chipping hammer for $80 a day with a 3-inch flat chisel bit. Wear ANSI Z87 goggles, an N95 respirator, and earmuffs. Plan to spend an hour per 50 square feet of tile. Pull cement board with a flat bar and pry between each fastener. Hardwood removal pulls fastest with a circular saw set to subfloor depth, scoring 12-inch strips, then prying with a flat bar.
Step 3: Subfloor Prep — The Hidden Hard Part
Once the old floor is out, the subfloor reveals everything. Check flatness with a 10-foot straightedge — most resilient and laminate floors need 3/16 inch tolerance over 10 feet, hardwood demands 1/8 inch over 6 feet, and tile wants 1/8 inch over 10 feet. High spots get sanded or ground; low spots get filled with floor patch or self-leveler.
Squeaks come from loose subfloor over joists. Walk every square foot of exposed subfloor and refasten every 6 inches along joist lines with 2-1/2 inch deck screws. Replace soft or water-damaged subfloor sections with matched plywood — typically 3/4 inch tongue-and-groove for hardwood, 1/2 inch CDX for resilient. This is the work most DIYers skip and most pros refuse to skip.
Step 4: Underlayment and Moisture Control
- Concrete slabs: test moisture per ASTM F1869 (calcium chloride) or F2170 (RH probe)
- Below-grade installs: install 6-mil polyethylene vapor barrier under floating floors
- Sound-sensitive installs: 3mm cork or 5mm rubber underlayment
- Tile on plywood: 1/4-inch cement board screwed and thinset-bedded
- Hardwood over plywood: 15-pound asphalt felt or red rosin paper
- LVP over uneven slab: 1.5mm IXPE attached pad if not pre-laminated
Step 5: Install the New Floor
Layout matters more than it looks. Snap chalk lines for the first row, parallel to the longest wall, and check square with a 3-4-5 triangle measurement. Plan the cut at the far wall to be at least 4 inches wide — adjust the first row width if necessary to keep the last row from ending in a sliver. Stagger seams between courses by at least 8 inches and ideally 12.
For nail-down hardwood, use an 18-gauge cleat nailer with a 3/4-inch crown for solid wood, or 16-gauge for engineered. Spacing runs 6 to 8 inches along the tongue, with hand-nailing every other board on the first three rows near the wall. For click-lock LVP and laminate, dry-fit each row before fully seating to confirm the click — once seated, click-lock joints are forever.
Step 6: Transitions, Trim, and Finishing
Transitions sit at every doorway between rooms with different floors and at every height change. T-moldings cover floors of equal height, reducer strips bridge to thinner floors, and threshold strips finish at exterior doors. Match the wood species or finish color to the new floor exactly — mismatched transitions read as the cheapest detail in the room.
Reinstall baseboards if you removed them, or install quarter-round shoe molding if the baseboards stayed in place. Use 18-gauge brads with a 1-1/4 to 2-inch length, nailed into the baseboard and not into the floor — the floor needs to expand and contract underneath. Caulk the top and corners with paintable acrylic, then touch up paint.
Common Mistakes to Avoid
The first common mistake is rushing the prep step. The subfloor is the foundation, and any tolerance miss telegraphs through the new floor for its entire service life. Spend the extra hours flattening, screwing, and patching before the first new board goes down. The second mistake is skipping acclimation — every species, every product, no exceptions, even in a “climate-controlled” home.
Third common mistake: ignoring expansion gaps at walls and vertical obstructions. Floating floors need 1/4 inch all around. Solid hardwood needs 1/2 inch. Trapping the floor under a cabinet, an island, or a piece of trim leads to buckling within the first humid season. Plan transitions with the gap built into the geometry.
Budget Reality and Timeline
A typical 1,200-square-foot main floor replacement runs $7,000 to $20,000 turnkey depending on material — LVP at the low end, solid white oak with site finishing at the high end. DIY drops the labor portion (40 to 50 percent of the total) but adds rental tools, dump fees, and time. Most weekend warriors finish in 3 to 5 days for the demo, prep, and install of a single floor type.
Get three pro bids if you choose not to DIY. Confirm the contractor pulls and reinstalls baseboards (some only do floor), handles transitions to existing rooms, and includes haul-away of the old floor.
