A failed industrial floor is not just a cosmetic problem — a delaminated coating in a food plant can shut down production for two weeks and cost six figures in lost output. That is why selecting the right industrial flooring company matters more than choosing the resin system. The contractor’s surface prep capability, moisture testing rigor, and post-install warranty service determine whether your floor reaches its 20-year design life or fails in 18 months. The market is crowded with painters who bought a grinder and now call themselves industrial coating specialists, so vetting is essential.
Here is what separates a contractor who can actually deliver from one whose work will end up in your insurance claim.
The Certifications That Matter
Three credentials separate qualified industrial flooring contractors from the rest. SSPC (Society for Protective Coatings) certifications cover surface prep and coating application standards used in industrial environments. NACE (now AMPP) Coating Inspector certifications validate the firm’s ability to inspect and document jobs to specification. ICRI (International Concrete Repair Institute) certifications focus on concrete substrate evaluation and repair — critical because most industrial coating failures trace to substrate issues, not the coating itself.
Beyond certifications, ask for manufacturer applicator status with Sherwin Williams, Tnemec, Sika, BASF MasterTop, or Stonhard. These programs require minimum project volume, ongoing technician training, and joint inspection rights. What the Bid Should Contain
A complete industrial flooring bid runs 8 to 15 pages, not one. It should specify the exact product, mil thickness wet and dry, surface prep method (CSP 3 vs CSP 4, mechanical or chemical), moisture testing protocols, joint and crack treatment, expected cure schedule, and warranty terms.
Red flags in bids include lump-sum pricing without mil schedule, no mention of moisture testing per ASTM F1869 or F2170, no listed substrate repair allowance, and one-page proposals on letterhead. If the contractor cannot explain the difference between a 60 percent solids epoxy and a 100 percent solids epoxy, walk away.
Surface Prep: The Largest Cost Variable
Surface prep is typically 30 to 45 percent of the total install cost. Shot blasting (steel shot media at 200 to 500 lb per hour) gives the deepest profile and best adhesion but is loud and disruptive. Diamond grinding with vacuumed dust collection is quieter and cleaner but produces a shallower profile (CSP 2-3). Scarification and scarifier passes are reserved for removing thick existing coatings.
For an old warehouse with cured concrete, oil staining, and previous coatings, expect $1.75 to $3.50 per square foot for prep alone. For new concrete, prep can drop to $0.75 to $1.50 per square foot. Bids that do not itemize prep are concealing risk.
Contractor Spotlight: What Top Firms Do Differently
Stonhard, Florock, Dur-A-Flex, and General Polymers are the national players with regional installation arms. Their installers carry full third-party liability insurance ($2M minimum), bond performance, and 5 to 20 year warranties depending on system. They also document every job with photos at each step — prep, prime, basecoat, topcoat, cure — which makes warranty claims enforceable.
Regional and independent shops can compete on quality but should be vetted by visiting two or three of their completed installations 3-plus years old. Ask the owner of the previous job about adhesion failures, joint movement, and how the contractor handled punch list items. A floor that looks great at day one tells you nothing — the test is how it looks at month 36.
Moisture and Substrate Testing
Concrete that tests above 5 lb per 1,000 sq ft per 24 hours (ASTM F1869) or 75 percent RH (ASTM F2170) requires moisture mitigation before coating. Without it, the coating will blister, delaminate, or develop osmotic bubbles within months. A reputable industrial flooring company runs moisture tests as a standard line item, not an upcharge — and provides written documentation.
Pull-off adhesion testing per ASTM D7234 should also be part of major commercial bids, especially over older slabs or unknown previous coatings. The test costs the contractor $200 to $400 to perform but identifies bond failures before millions of dollars of coating goes down.
Warranty Structures Worth Trusting
Manufacturer warranties typically cover product defects only — they do not cover installation. The contractor’s labor warranty is what covers adhesion failures, joint movement, and aesthetic defects. Look for a minimum 2-year labor warranty on commercial installs and 5 years on heavy industrial. The best firms offer 5-year joint inspections at no charge.
Read warranty exclusions carefully. Standing water, mechanical impact, chemical spills outside the spec range, and substrate movement are typically excluded. A floor warrantied against “all failures” without exclusions is either misrepresented or backed by a company that will not be in business when you need it.
Choosing the Right Contractor
For projects over 5,000 square feet or with strict downtime constraints, the major manufacturers’ installation arms (Stonhard, Florock, BASF) are the safer bet despite premium pricing. For smaller jobs in non-critical environments, a vetted regional contractor with manufacturer applicator status and verifiable references delivers comparable quality at 15 to 25 percent lower cost. Whichever direction you choose, the documentation rigor — moisture tests, mil thickness logs, joint inspection records — is the single best predictor of long-term performance.
