Once oil or transmission fluid soaks into open pores, it’s nearly impossible to get out; a sealed floor gives you minutes to wipe a spill instead of a permanent shadow.
The bigger structural reason is moisture and freeze-thaw. Water that penetrates the slab and then freezes expands roughly nine percent, and that pressure flakes off the top surface — the pitting and spalling you see near garage door openings where snow and salt collect. Is Your Floor Ready? New Slabs and Testing
Timing matters most on new concrete. A fresh slab needs to cure and release its bulk moisture before you trap it under a sealer — the standard wait is a full 28 days from the pour. Seal it too early and you’ll cloud the finish or cause a topical coating to blister as vapor pushes up from below. If you’re in a hurry with a topical product, at minimum wait until the slab has visibly dried and passed a moisture check.
Speaking of which, always run a moisture test on any slab you’re not sure about, new or old. The simple version is the plastic sheet test: tape a two-foot square of plastic tightly to the floor, leave it 24 hours, and check for condensation underneath or a darkened concrete surface. Moisture means the slab is still driving vapor and a film-forming sealer will fail — either wait longer or use a breathable penetrating sealer. Also test porosity by dripping water on the surface: if it beads, an old sealer or contaminant is present and needs removal; if it soaks in within a minute, the concrete is open and ready to accept sealer.
Step One: Clean and Degrease Thoroughly
Everything rides on a clean, open surface. Clear the garage completely and sweep, then vacuum the dust. Attack oil and grease stains with a dedicated concrete degreaser, scrubbing with a stiff brush and letting it dwell — sealer will not bond over grease, and any spot you miss becomes a fish-eye or a peel point later. For stubborn oil, a poultice or a second degreaser pass may be needed.
After degreasing, wash the whole floor and rinse it well, then let it dry completely. On a topical job this drying step can take a day or more depending on humidity. Don’t cut it short; residual water or cleaner residue is one of the top reasons sealers don’t take.
Step Two: Etch or Grind, Then Repair Cracks
Bare concrete usually needs profiling so the sealer can grip. For penetrating and acrylic sealers, an acid etch or a concrete-etching cleaner opens the surface — you’re aiming for a texture like medium sandpaper. Apply the etchant per the label, scrub, and rinse thoroughly and repeatedly, because leftover acid residue will interfere with the sealer. For epoxy systems, mechanical grinding with a diamond cup wheel or a rented planetary grinder gives a far more reliable profile than acid and is worth renting for the day.
With the surface profiled and dry, fill cracks and repair spalled areas. Use a concrete crack filler or patching compound for hairline-to-moderate cracks, and a resurfacer for larger damaged zones. Let repairs cure fully per their instructions before sealing over them. Sealing an unrepaired crack just highlights it and lets water keep working underneath.
Step Three: Apply the Sealer in Two Coats
Read your product’s temperature window — most want the floor and air between roughly 50 and 90 degrees Fahrenheit, out of direct blazing sun. Cut in the edges and along the walls with a brush, then roll the field with a low-nap or product-specified roller on an extension pole, working in manageable sections toward the door so you don’t paint yourself into a corner. For penetrating sealers, keep the surface wet and let it soak; wipe any excess that hasn’t absorbed so it doesn’t leave a white residue.
Plan on two coats for full protection, applying the second perpendicular to the first for even coverage once the first has dried to the recommended recoat time — often a few hours, but check the label. Coverage varies by product and porosity: figure roughly 200 to 400 square feet per gallon, with thirsty or rough concrete pulling toward the lower end. Buy enough that you’re not scrambling mid-job, since a partial second coat leaves visible lap lines.
Dry Times, Cost, and Recoat Intervals
Give the finished floor time before you use it. Most sealers are walk-on ready in a few hours to overnight, but wait a full 24 to 72 hours before parking a vehicle, because hot tires can lift a sealer that hasn’t fully cured — this is classic “hot tire pickup” and it ruins acrylic and epoxy jobs that were rushed. When in doubt, give it the extra day.
On cost, a DIY seal is inexpensive relative to the payoff. Penetrating and acrylic sealers run roughly $0.15 to $0.50 per square foot in product, so a typical two-car garage of about 400 to 500 square feet might cost $75 to $250 in materials plus rental for a grinder if you go that route. A professional epoxy floor installation is a different tier, commonly $3 to $12 per square foot installed.
