Termites cost American homeowners an estimated $5 billion per year in repairs, and most of that damage happens to houses the owners thought were protected. Picking the right termite insecticide, applying it correctly, and knowing when to call a professional are three very different decisions — and bad choices in any of them can leave structural wood dissolving under paint while the ant spray on the shelf sits unused. Here is what actually works against eastern and western subterranean termites, the two species that cause 95 percent of U.S. termite damage.

How Termite Insecticides Work
Modern termite control splits into two completely different strategies.
Liquid Termiticide Barriers
Products like Termidor SC and Taurus SC create a treated soil zone around the foundation that termites cannot detect. Instead of repelling, they rely on “transfer effect” — termites passing through the zone pick up the active ingredient and share it with the colony during grooming and feeding, collapsing the colony within 60-90 days.
Bait Stations
Systems like Sentricon Always Active and Advance Termite Bait use chitin synthesis inhibitors (hexaflumuron, noviflumuron). Termites find the bait, feed on it, share it, and cannot molt properly — eliminating the colony slowly but thoroughly.
Leading Liquid Termiticides
Termidor SC (Fipronil)
The industry gold standard since 2000. BASF’s Termidor SC (0.06 percent fipronil) creates an undetectable barrier termites cross freely. The transfer effect kills the colony typically within 3 months. Effective for 7-10 years when properly applied. A 20-ounce bottle costs $60-85 and treats roughly 60-100 linear feet of foundation at standard rate.
Taurus SC (Fipronil)
Generic equivalent of Termidor with the same active ingredient and concentration. Taurus SC from Control Solutions sells retail (Termidor is typically pro-only) for $45-70 per 20-ounce bottle. Identical field performance by independent test data.
Premise 2 (Imidacloprid)
Bayer’s imidacloprid-based product, 0.05-0.1 percent in the treatment solution. Also non-repellent, also transfer-effective. Known for slightly faster colony kill in some soil types. Pro-only distribution.
Optigard ZT (Thiamethoxam)
Syngenta’s newer entry. Non-repellent, strong transfer effect, 7-year label duration. Popular in pest-control rotations to manage resistance.
Trenching and Rodding Application
Liquid termite insecticide works only if the barrier is continuous. Skipping 12 inches leaves a doorway for the colony.
- Dig a trench 6 inches wide by 6 inches deep along the exterior foundation.
- Mix the termiticide to label rate — typically 0.8 oz per gallon for Termidor SC.
- Apply 4 gallons of mixed solution per 10 linear feet of trench.
- Backfill with soil you removed, pouring the remaining solution into the backfill as you go.
- For slab construction, drill 1/2 inch holes 12 inches apart through slab edges at areas of concern (interior perimeter of expansion joints, utility penetrations), inject solution, and patch with hydraulic cement.
A typical 2,000 sq ft home has 150-200 linear feet of foundation and needs 60-80 gallons of mixed solution.
Bait Station Systems
Bait stations are less invasive and increasingly preferred for home-warranty-backed service contracts.
- Sentricon Always Active (Dow/Corteva): professional-install only. Stations placed every 10-20 feet around the foundation, loaded with noviflumuron-treated cellulose. Pro-monitored quarterly. Annual service cost $250-500.
- Advance Termite Bait (BASF): uses diflubenzuron. Pro-install, similar monitoring schedule.
- Spectracide Terminate / HEX-PRO retail stations: DIY options. Less effective per independent testing but inexpensive ($40-80 per station multi-pack).
Baits take 6-18 months to eliminate a colony — slower than liquids — but need less invasive labor and do not introduce chemistry into the soil.
DIY vs. Professional Treatment
Subterranean termite treatment is legal DIY in most states if you buy and apply a labeled product correctly. The math for a 150 linear-foot foundation:
- DIY Taurus SC liquid barrier: $120-200 in product plus your labor. 1-2 weekends.
- Professional liquid treatment: $1,200-2,800, typically with 1-year warranty and optional renewal.
- Professional bait system (Sentricon): $1,200-2,500 install plus $250-500/year.
DIY saves money but requires careful attention to detail. Missing a section of trench or mixing the wrong concentration means retreatment the following year. Professionals also provide a bondable warranty that is often required by mortgage lenders in termite-heavy states like Florida and Texas.
Pre-Construction vs. Post-Construction
If you are building new, a pre-construction soil treatment under the slab before concrete pour is cheaper and more thorough than any post-construction approach. Standard rate is 1 gallon per 10 sq ft of treated area. Combined with metal termite shields at the foundation-sill plate junction and preserved-wood sill plates, pre-construction treatment gives 15-20 year protection.
Spot Treatments for Localized Activity
Found mud tubes on a basement wall or swarmers around a window? Foam products like Termidor Foam or Premise Foam inject into wall voids and galleries, killing the termites already present and creating a local non-repellent zone. Use as a supplement to — not a replacement for — perimeter treatment, unless an inspector has confirmed the colony is limited.
Dry Wood Termite Treatment Differs
Dry wood termites (primarily Florida, Gulf Coast, and Southern California) do not live in soil. Liquid termiticide around the foundation does nothing for them. Dry wood treatment involves whole-structure fumigation with Vikane gas (sulfuryl fluoride) or spot treatment with borates like Bora-Care, painted onto exposed wood. Different problem, different chemistry.
Preventive Measures That Matter
Termiticide alone is not enough. Conditions that invite termites include:
- Wood or mulch within 6 inches of the foundation.
- Wood-to-ground contact (deck posts not on concrete, fence posts).
- Standing water or poor drainage near the foundation.
- Firewood stacked against the house.
- Cellulose debris under porches and in crawl spaces.
Fix these. Pull mulch 6 inches back from siding, extend downspouts at least 4 feet from the house, and inspect crawl spaces annually for mud tubes along piers. A well-applied termite insecticide plus environmental maintenance keeps a house termite-free for a decade or more.
Safety Reminders
Wear nitrile gloves, long sleeves, and eye protection when mixing any termiticide concentrate. Keep children and pets off treated soil until it is fully absorbed — typically 4-6 hours after application. Do not apply within 5 feet of wells or water bodies. Store products in locked cabinets away from food. Dispose of empty containers per label directions — most termiticides are classified as general-use but still carry meaningful environmental risk if spilled.
