Luxury vinyl plank is marketed as waterproof, and most homeowners take that to mean indestructible. The wear layer is waterproof. The SPC or WPC core is waterproof. The seams between planks, the perimeter expansion gap, and the underlayment beneath — those are absolutely not. Water under LVP flooring is the single most common warranty claim across every major brand, and it almost always traces back to the same handful of causes. The good news is that quick action saves the floor; the bad news is that “quick” means hours, not days.
How Water Gets Under LVP in the First Place
The planks themselves repel water, but the floor is a system. Liquid finds its way underneath through three main paths:
- Through the perimeter expansion gap when a dishwasher, washing machine, or refrigerator line leaks
- Through a missed transition strip or floor vent that was never sealed properly
- Up from below, when concrete moisture vapor exceeds the slab’s design limits or a basement floods
A slow refrigerator water-line drip is the worst because it can go undetected for months. Pull the fridge for any new install and inspect the supply line annually.
Signs You Have Water Underneath
SPC planks hide water well, which is part of the problem. Watch for these warning signs:
Edges that look slightly raised or “tented” along seams indicate that the IXPE or EVA underlayment is swollen with moisture. A musty smell when you enter the room, especially after a hot day, suggests organic material trapped beneath the floor is starting to mildew. Discoloration showing through the print film — usually a darkening at seam intersections — happens after weeks of standing dampness. If a plank flexes underfoot where it used to feel solid, the click-lock joint may have lost integrity from prolonged wet exposure.
Step-by-Step Response to a Visible Leak
Time matters. Mold spores germinate in 24 to 48 hours on a wet substrate. Follow this sequence:
- Shut off the water source and document the damage with photos for any insurance claim.
- Remove baseboards along the affected wall to access the expansion gap.
- If the area is under 50 square feet, lift planks back to the leak source. LVP click-lock floats, so disassembly works in reverse — pop the last-installed plank first, then work backward.
- Towel-dry the subfloor and run a commercial dehumidifier (Sunbelt and Home Depot rent the Phoenix 200 MAX for about $65 per day) plus two box fans for 72 hours minimum.
- Verify the subfloor moisture content drops below 12 percent for wood or under 4 pounds per 1,000 sq ft per 24 hours on concrete using a calcium chloride ASTM F1869 test before reinstalling.
Skip any of these steps and you are simply hiding the moisture under fresh planks, which guarantees mold growth.
When to Lift Planks vs. Replace the Floor
The right call depends on three factors: the size of the wet area, how long water was present, and the type of subfloor. As a rule of thumb:
- Wet for under 24 hours, area under 100 sq ft: lift, dry, reinstall the same planks
- Wet for 24 to 72 hours, plywood or OSB subfloor: lift, dry, inspect for delamination, possibly replace subfloor sections
- Wet for over 72 hours, any subfloor: replace planks and likely the underlayment; inspect for mold
- Black mold visible anywhere under the planks: full replacement, professional remediation if over 10 sq ft
OSB subfloors are particularly vulnerable. Once OSB swells, it does not return to its original thickness, and any flooring laid over the buckled surface will telegraph the high spots.
The Underlayment Question
Most LVP ships with pre-attached IXPE or EVA padding. That underlayment is closed-cell foam, so it does not absorb water — but it can trap moisture against the subfloor for weeks. If your planks had pre-attached pad and the floor got wet, the padding usually needs to come up too, even though it looks fine. The trapped moisture is the issue, not the pad itself.
For new installs over concrete, always add a 6 mil polyethylene moisture barrier beneath the planks, even if the SPC product claims to include one. The redundant layer costs about $0.15 per square foot and pays for itself the first time you have a slow slab vapor issue.
Preventing Future Water Damage
Most water-under-LVP failures are preventable with three small upgrades during install:
Silicone the perimeter in wet rooms. Run a thin bead of 100 percent silicone (not latex caulk) between the plank edge and the wall in bathrooms, laundry rooms, and kitchens before installing baseboards. This converts the expansion gap into a watertight dam without affecting the floor’s ability to expand.
Use stainless braided supply lines. Replace any plastic or rubber refrigerator, dishwasher, and washing machine supply lines with stainless braided versions. The cost is $15 to $30 per line, and they are rated for 15+ years.
Install a smart leak detector. A Phyn, Moen Flo, or simple Wi-Fi water sensor under each appliance costs $25 to $60 and texts your phone the moment water appears. For about $400, you can add an automatic shutoff valve at the main supply.
When the Warranty Actually Pays
Most LVP warranties exclude water damage from external sources — appliance leaks, plumbing failures, and flooding are explicitly not covered. What is covered is delamination of the wear layer or core failure under normal conditions. Document the install (photos of the underlayment, expansion gaps, and moisture readings), keep your purchase receipts, and route claims through the original retailer rather than calling the manufacturer cold.
Water under LVP flooring is fixable when caught early, manageable when caught within a few days, and a full demo job when caught at week two. The best defense is leak prevention plus a $40 moisture sensor — both far cheaper than tearing out 800 square feet of finished floor.
