Windowseal: A Practical Guide to Stopping Drafts for Good

Windows are the single biggest source of air leakage in most older U.S. homes — accounting for 25 to 35 percent of heating loss in houses built before 1990. A solid windowseal approach combines several techniques: caulk where the window meets the wall, weatherstripping where the sash meets the frame, and supplemental film or storm covers for the worst single-pane offenders. Done right, the entire job costs $40 to $150 per window in materials and pays back through lower heating bills within two to three winters.

Diagnosing Where the Drafts Come From

Before sealing anything, find the actual leaks. Three reliable methods:

  • Hand test on a windy day — Run an open palm slowly around the window perimeter, sash meeting points, and weight pockets on double-hung windows. Cold air gives obvious feedback.
  • Lit incense or smoke pencil — Hold near suspected leak points; smoke that pulls into a gap or blows away marks an air leak.
  • Thermal imaging app — Most newer iPhone Pro and Android phones support FLIR or Seek attachments for $200; cold streaks on the wall around the window are visible at a glance.

Sealing without diagnosis wastes effort. Most homes have two or three significant leaks per window, not uniform leakiness.

Sealing the Window-to-Wall Joint

The exterior gap where the window frame meets the siding or stucco is often the worst offender. Old caulk cracks, shrinks, and pulls away from one or both surfaces over 10 to 15 years. The fix:

  1. Score the old caulk with a utility knife and pull it out with needle-nose pliers
  2. Clean the joint with denatured alcohol and let it dry
  3. Apply a backer rod to any gap wider than 1/4 inch
  4. Caulk with a quality 50-year exterior sealant — DAP Dynaflex 230, Sherwin-Williams ConGreen, or OSI Quad
  5. Tool the bead with a wet finger or caulk tool for a clean profile

Inside, repeat the process with paintable acrylic caulk like DAP Alex Plus where the trim meets the drywall. The interior bead seals air infiltration that gets past the exterior caulk.

Weatherstripping Sash Meeting Rails

On double-hung windows, the meeting rail (where the upper and lower sash come together) is a major leak point when the seal fails or the window has gapped open over years. Adhesive-backed foam tape ($4 for 17 feet) goes on the bottom of the upper sash where it meets the top of the lower sash. For a more durable option, V-strip vinyl weatherstrip ($12 per pack) installs in the same location and lasts 8 to 10 years.

For sliding casement windows, replace failing pile weatherstrip in the frame channel. The replacement strip slides into the same slot the old one occupied — about $8 per window and 15 minutes of work.

Sealing Sash Sides and Bottoms

The side rails and bottom of a window sash close against weatherstripping in the frame. Inspect these closely; pile weatherstrip wears down and gets dirty, eventually losing its sealing ability. Three options for replacement:

  • Pile weatherstrip with fin — Standard replacement for vinyl windows. About $8 per window.
  • Compression bulb gasket — Used on casement and awning windows. Replace the entire seal as a kit.
  • Spring bronze — Premium option for older wood double-hungs. $25 to $40 per window but lasts decades.

Spring bronze is overlooked and remarkable — it’s the seal you see in well-restored historic homes and outperforms modern foam tape on every metric.

Window Insulation Film for Single-Pane Glass

If you have aluminum-frame single-pane windows or old wooden double-hungs without storm windows, the cheapest dramatic improvement is shrink-fit insulation film. The 3M Indoor Window Insulator Kit covers five medium windows for $20. Application:

  1. Clean the window frame thoroughly with rubbing alcohol
  2. Apply double-sided tape around the entire frame perimeter
  3. Cut film 2 inches larger than the frame and stick to the tape
  4. Run a hair dryer over the surface to shrink the film tight
  5. Trim excess with a razor blade

The film is nearly invisible from indoors and survives until spring. Cuts heat loss through single-pane windows by 60 to 75 percent.

Storm Windows

For permanent improvement on single-pane windows, interior or exterior storm windows add a second layer of glass with a sealed air gap. Two products lead the residential market:

  • Larson exterior storm windows — Aluminum-framed, available in white, almond, and bronze. About $200 to $400 installed per window.
  • Indow interior inserts — Compression-fit acrylic panels that pop into the existing window opening. $250 to $500 per window. Removable.

Exterior storms work well for aged-in-place homes where the original windows are part of the architectural character. Interior inserts suit historic district homes where exterior changes aren’t permitted.

Sealing the Sash Lock Position

An overlooked windowseal trick: when the sash lock isn’t engaged on a double-hung window, the meeting rails can drift apart slightly, creating a pencil-width gap. Always lock windows in winter, even on the second floor — the lock pulls the sashes tight against each other and the weatherstripping engages properly. If the lock doesn’t reach (worn over time), shim the strike plate or replace the lock with a tighter-tolerance unit.

Window Air Conditioner Storage

Window AC units that stay installed in winter create massive air leaks around their housings. Two options:

  1. Remove the unit each fall, close the window fully, store in basement or garage

Even a covered AC unit leaks more than a properly closed window. Removal is the right answer for serious heating savings.

Don’t Forget the Trim and Sill

Air leaks at the window frame often pass through gaps between the rough framing and the window itself, escape through the wall cavity, and exit through baseboard or trim gaps elsewhere. Pull a section of interior trim during a major windowseal project and inspect:

  • Gaps between window frame and rough opening — fill with low-expansion spray foam
  • Missing insulation in the cavity — stuff fiberglass scraps
  • Open joints between trim and drywall — caulk before reinstalling

This deeper approach takes a Saturday per window but produces draft-free results that shallow caulking can’t match.

When to Stop Sealing and Start Replacing

If a window is rotted, won’t open or close, or has failed seals between double-pane glass, no amount of sealing fixes the problem. Replacement makes sense when annual energy savings would justify the $600 to $1,200 per window cost over 8 to 12 years. For homes with 15 or more old windows, prioritize the worst three first; the energy savings often fund the next round of replacements.
