Concrete Patch: Products and Repair Methods That Last

Most concrete repairs fail within two winters — not because the products are bad, but because someone smeared new material over dirty, smooth, bone-dry old concrete and hoped. A concrete patch is a bond, and bonds are won or lost in preparation. The good news: matched to the right product and prepped correctly, patches on cracks, spalled surfaces, and broken edges routinely last 10 to 20 years. Here is how to diagnose the damage, pick the product, and do the prep that makes it permanent.

First, Diagnose the Damage

Patching treats symptoms, so identify the disease. Hairline surface crazing and shallow spalling are cosmetic — patchable. A single stable shrinkage crack is patchable. But a crack that keeps widening, a slab section sinking out of level, or map cracking across the whole surface points at base failure or structural movement, and filler will simply crack again on the same line. Match the Product to the Repair

  • Hairline to 1/4-inch cracks: flexible pourable sealants — polyurethane (Sikaflex Crack Flex, about $10 to $15 per 10-oz tube) or Quikrete Advanced Polymer Crack Sealant. Flexibility matters because slabs move; rigid fillers in moving cracks pop out.
  • 1/4- to 1/2-inch cracks and shallow divots: vinyl-reinforced patchers like Quikrete Vinyl Concrete Patcher ($15 to $20 per 10-lb pail), which trowel to a feather edge — most cementitious products otherwise need 1/4-inch minimum thickness to survive.
  • Spalled, scaling surfaces: polymer-modified resurfacer or a trowel-grade repair mortar (Sakrete Top ‘N Bond, Ardex CP) applied 1/8 to 1/2 inch across the whole damaged zone.
  • Broken step edges and corners: rapid-setting structural repair mortar (Quikrete FastSet Repair Mortar, Sika SikaQuick 1000) formed and shaved — these gain strength in hours, not days, and cling vertically.
  • Actively leaking cracks and holes (basement walls): hydraulic cement (DRYLOK Fast Plug, about $15 per 4 lb), which sets in 3 to 5 minutes even against flowing water.
  • Structural cracks in garage slabs and driveways: two-part epoxy or polyurea crack repair kits ($50 to $150), which weld the crack at greater-than-concrete strength and can be sand-broadcast for texture.

Preparation: 80 Percent of the Outcome

Every lasting patch follows the same prep sequence, whatever the product:

  1. Open it up. Chisel out cracked and delaminating material back to sound concrete. For cracks, widen to at least 1/4 inch and undercut so the crack is wider at the bottom than the top — a dovetail the patch can lock into. For spalls, square the edges vertically; never let a cementitious patch taper to zero.
  2. Clean aggressively. Wire-brush, then vacuum or blow out every trace of dust — dust is a bond-breaker — and degrease oil-stained areas with concrete degreaser. Pressure washing works if you allow drying time appropriate to the product.
  3. Manage moisture. Most cementitious patchers want the old concrete saturated but surface-dry (damp with no standing water) so it does not suck water out of the patch. Epoxies and polyurethane sealants generally want the concrete dry. Read the specific label; this instruction flips between chemistries.
  4. Prime for bond. For cementitious repairs, brush on a concrete bonding agent or scrub in a slurry coat of the patch material itself immediately before placing the repair. This single step is the difference between a patch that fuses and a patch that pops out clean in 18 months.

Placing and Finishing the Patch

Mix small batches to peanut-butter consistency — stiff enough to hold an edge — and compress the material into the repair rather than laying it on, forcing it into the undercuts. Overfill slightly, screed flush, then finish to match the surrounding surface: a sponge float or stiff brush mimics broom finish, a steel trowel matches smooth interior slabs. Cure cementitious patches like miniature slabs: keep them damp or covered with plastic for 24 to 72 hours, and keep traffic off per the label — typically foot traffic in 4 to 24 hours, vehicles in 3 to 7 days for structural mortars, 20 minutes to 1 hour for rapid-set products.

Edge and Corner Repairs: The Forming Trick

Broken step noses and slab corners fail repeatedly for one reason: nobody forms them. Screw or brace a board faced with duct tape (as a release) against the broken edge, flush with the finished surface, then pack rapid-set repair mortar against it in layers. Strip the form after initial set — usually 20 to 60 minutes — and shave and sponge the profile while the material is still carvable, rounding the nose with an edger. For repairs deeper than 2 inches, drill and epoxy a couple of 3/8-inch dowel pins or install stainless screws as anchors half-embedded in the old concrete to reinforce the patch mass. Why Patches Fail: The Post-Mortem List

When a patch lets go, the failure mode names the mistake. A patch that pops out whole and clean bonded to dust or dried bonding agent — prep failure. A patch that crumbles within itself was mixed too wet or too dry, or froze during cure. A feathered edge that flakes away used a standard mortar where only a polymer feather-edge product survives. A crack that reopens dead-center through rigid filler was a moving crack that needed flexible sealant — or leveling — not cement. And a patch that holds but sits proud or hollow-sounding was placed over delaminating concrete that should have been chiseled back further; sound your repair area with a hammer first and remove everything that rings hollow.

Weather timing rounds out the list: cementitious repairs placed below 40°F or onto sun-baked 100°F surfaces fail young. Aim for 50°F to 85°F, shade summer repairs, and blanket cold-weather work. None of these fixes cost more than doing the repair twice.

Costs and the Repair-vs-Replace Line

Protect the finished repair the way you would a new slab, then address the cause. Water is behind most concrete damage — downspouts discharging onto slab edges, sprinklers soaking one section daily, deicing salt ponding in a low spot — and a $30 downspout extension frequently does more for the slab’s future than the patch did. In salt country, sealing the whole repaired surface with a penetrating siloxane sealer ($30 to $50 per gallon, covering 150 to 250 square feet) slows the freeze-thaw scaling cycle that created the work in the first place.

DIY patching is one of home ownership’s best bargains: $15 to $60 in product handles most cracks and edges, and a full-bag spall repair rarely tops $100. Hired out, crack repair runs $150 to $400 per visit and spall/overlay work $3 to $7 per square foot. Escalate past patching when cracks exceed about 1/2 inch and keep moving, when more than a quarter of the surface is spalled deeper than 1/2 inch, or when sections have settled — those are leveling, resurfacing, or replacement conversations.
