Gas Hot Water Heater Maintenance: Complete Guide for Homeowners

The average gas water heater lasts 8 to 12 years, but that range hides an enormous gap. Tanks that get neglected fail at the low end of the range, often dramatically when the bottom rusts through and floods a basement. Tanks that get an hour of attention each year regularly hit 15 to 20 years of service. Gas hot water heater maintenance is the cheapest insurance you can buy on a major home appliance — about $30 in materials and 60 minutes of your time annually.

This guide walks through the four annual tasks that actually matter, the warning signs that mean something is wrong now, and the parts you can replace yourself versus the ones that justify a plumber visit.

Why Sediment Is the Tank Killer

City water carries dissolved minerals that drop out as solid sediment when the water heats. Over months and years, this sediment forms a thick layer at the bottom of the tank — sometimes 6 inches deep in hard-water areas after just 5 years. The sediment insulates the bottom of the tank from the burner, forcing it to run longer to heat the water above. Worse, it traps moisture against the tank floor, which accelerates rusting from the inside.

The fix is an annual flush, which costs nothing once you know how. Sediment buildup is the single biggest cause of premature water heater failure in homes with municipal water.

Annual Flushing Procedure

Plan 45 minutes for the first flush. After that, the same job takes 20 minutes. Required steps:

  • Turn the gas control to “Pilot” or “Off”
  • Close the cold water inlet at the top of the tank
  • Open a hot water faucet upstairs to break the vacuum
  • Connect a garden hose to the drain valve at the tank’s base
  • Run the hose to a floor drain, sump, or outside
  • Open the drain valve and let water flow until clear (5 to 20 minutes)
  • Close the drain, reopen the inlet, vent any trapped air upstairs, then turn the gas back on

The first flush after years of neglect produces brown, gritty water and might clog the drain valve. If sediment blocks the valve, briefly open the inlet to backflush the obstruction.

Anode Rod Replacement

The anode rod is a sacrificial metal rod that hangs inside the tank, designed to corrode in place of the tank’s steel walls. When the anode is fully consumed, corrosion attacks the tank itself. Most rods last 4 to 6 years; aggressive water chemistry shortens that to 3 years.

Pull the anode rod for inspection at year 4 and every 2 years after. If more than 6 inches of the steel core wire is exposed, or if the diameter has dropped below 1/2 inch, replace it. Standard magnesium rods cost $25 to $40. Aluminum/zinc rods last longer in soft water and cost $30 to $50. Powered titanium rods (Corro-Protec) cost $200 but last the life of the tank.

Replacement requires a 1-1/16 inch socket and a breaker bar — the rod is torqued in tight from the factory. If you cannot break it free with a 24-inch breaker bar, an impact wrench will. This is one of the highest-leverage parts of gas hot water heater maintenance.

Temperature and Pressure Relief Valve

The T&P valve sits on the side or top of the tank and acts as the last line of defense against catastrophic failure. If pressure exceeds 150 psi or temperature exceeds 210°F, the valve opens and dumps water before the tank can rupture.

Test it annually by lifting the lever. Water should rush out the discharge tube, then stop completely when you release the lever. If it dribbles continuously after release, replace the valve — they cost $15 to $25. If lifting the lever produces no water flow, the valve is corroded shut and must be replaced immediately. A failed T&P valve combined with a failed thermostat has been known to launch tanks through ceilings.

Burner Inspection and Cleaning

The burner sits in a sealed combustion chamber at the base of the tank. Over time, dust, lint, and spider webs (yes, really — they nest in the inlet) clog the air supply. The burner runs richer, sooting up the flue baffle and reducing heat transfer.

Most modern tanks have a sight glass and a removable cover. With the gas off, vacuum the area around the burner intake. Look at the flame next time the burner fires — it should be mostly blue with small yellow tips. All-yellow flames mean improper air mixing and warrant a plumber visit. A clean burner can improve efficiency by 5 to 10%, paying for the maintenance in fuel savings.

Flue and Venting Check

The flue runs from the top of the tank up through the wall or roof. Backdrafting (combustion gases entering the room instead of going up the flue) causes carbon monoxide problems. Test by holding a smoking incense stick near the draft hood while the burner is firing. Smoke should be drawn up into the flue. If smoke billows out into the room, you have a backdraft problem requiring immediate attention.

Inspect the flue connection for rust holes, especially at the draft diverter. Replace the section if you see daylight through the wall of the pipe. A working CO detector in the same room as the water heater is non-negotiable for any gas appliance.

Setting the Right Temperature

Most water heaters arrive set at 140°F, which is hot enough to scald in 5 seconds. Drop the setting to 120°F. The change saves 5 to 10% on water heating energy and dramatically reduces scald risk for kids and elderly family members. Households with immunocompromised members or recurring legionella concerns may want to keep 140°F and install anti-scald mixing valves at fixtures.

Mark the dial position with a Sharpie after you set it. The dials drift over time and the printed labels fade.

When to Replace Rather Than Repair

Some issues mean it is time for a new tank rather than continued maintenance. Visible rust streaks down the outside, water pooling underneath, repeated pilot outages despite cleaning, or banging noises that persist after a thorough flush all signal end-of-life. Tanks past 12 years old with multiple symptoms are worth replacing proactively rather than waiting for a basement flood.
