Underorder by 50 square feet and your install stops dead while you wait for material from a different dye lot. Overorder by 200 and you’ve wasted $800 on planks you’ll never use. Knowing how to measure square footage for flooring isn’t hard, but doing it right takes 30 minutes and a method that accounts for waste, pattern direction, and the awkward closets and jogs that aren’t shown on your floor plan. Here’s the process I use on every job.

What You’ll Need
- A 25-foot tape measure (or laser distance tool — Bosch GLM 20 runs about $40)
- Graph paper or a tablet with notes app
- Pencil and calculator
- Painter’s tape to mark transitions
A laser measure saves time on rooms larger than 200 square feet and is more accurate than a tape that sags across long runs. For most homes, either tool works.
Step 1: Sketch a Floor Plan
Walk each room and draw a rough overhead sketch on graph paper. Don’t worry about scale — you’ll add real numbers in a moment. Mark the location of every closet, alcove, fireplace hearth, kitchen island, and built-in cabinet. These are where measurement mistakes get expensive.
Number the rooms 1, 2, 3 and so on. Note doorways and transitions to adjacent spaces. If you’re carrying the same flooring across multiple rooms, mark which doorways will be continuous and which will have a threshold.
Step 2: Measure Each Rectangle
For square or rectangular rooms, measure wall to wall in both directions. Always measure at the longest points and round up to the nearest inch — never down. Multiply length times width to get square footage.
Example: A bedroom that’s 12 feet 4 inches by 11 feet 9 inches calculates as 12.33 x 11.75 = 144.9 square feet. Round up to 145.
Tip: Convert inches to decimals (3 inches = 0.25, 6 inches = 0.5, 9 inches = 0.75) before multiplying. Mixing feet-and-inches with decimals is where math errors creep in.
Step 3: Break Irregular Rooms into Rectangles
L-shaped, T-shaped, and U-shaped rooms get divided into 2 or 3 rectangles. Draw the dividing line on your sketch and measure each rectangle separately. Add the totals.
For a kitchen with an island, measure the room as if the island weren’t there, then subtract the island’s footprint. An 8×4 foot island removes 32 square feet from the kitchen’s total — but only if the flooring won’t go under it. If you’re laying floor under the cabinets and island (best practice for any future remodel), don’t subtract anything.
Step 4: Handle Closets and Alcoves
Closets get measured separately and added to the room total. A typical bedroom closet is 6×2.5 feet = 15 square feet. Walk-in closets can hit 40 to 80 square feet on their own.
Alcoves, bay windows, and built-in nooks that share the same flooring add to the running total. Anywhere you’ll lay material counts — even the 2-square-foot space behind a refrigerator.
Step 5: Add the Waste Factor
The single biggest mistake DIY measurers make is forgetting waste. You always cut more material than the finished room dimensions suggest. Add waste percentages based on layout complexity and pattern:
- Straight-lay rectangular room, no pattern: 7 percent waste
- L-shaped or multiple rooms with same flooring: 10 percent waste
- Diagonal layout (45 degrees): 15 percent waste
- Herringbone or chevron: 15 to 20 percent waste
- Large-format tile (24×24 or bigger): 12 percent waste
- Wide-plank flooring (7 inches or wider): 10 to 12 percent waste
Example: A 200 square foot room with straight-lay LVP needs 200 x 1.07 = 214 square feet of material. Always round up to the next full box — flooring sells in box quantities, not by the square foot.
Step 6: Account for Box Quantities
Most LVP boxes cover 22 to 28 square feet. Engineered hardwood typically runs 20 to 25 square feet per box. Tile varies — 12×12 boxes often cover 9 to 12 square feet, 12×24 boxes 13 to 18 square feet.
Check the box coverage on the product spec sheet. For our 214 square foot example with a product that covers 24 square feet per box, you need 9 boxes (216 square feet) — not 10. Don’t blindly round up another full box if you’re already at adequate coverage.
Step 7: Confirm Dye Lots
Once you know how many boxes you need, confirm with the retailer that all boxes ship from the same dye lot or production run. Different lots can show subtle color variation that’s invisible in the showroom but obvious across a 1,200 square foot install. Lot numbers are printed on the side of each box.
Common Mistakes That Cost Money
- Measuring only the open floor. Forgetting closets, behind appliances, and under doorways understates by 5 to 15 percent.
- Using listing or appraisal square footage. The number on your county tax record includes exterior walls. Always remeasure.
- Forgetting pattern waste. Herringbone needs 15 percent, not 7.
- Skipping the extra box. Always keep 1 to 2 full boxes after install for future repairs. Flooring discontinues, and matching a 5-year-old SKU is rarely possible.
- Mixing units. Always work in decimal feet. 12’6″ is 12.5 feet, not 12.6.
Sample Calculation: Whole-House Project
A 1,800 square foot single-story home with LVP throughout:
- Living room 18×14 = 252
- Kitchen 14×12 = 168 (minus island 24 = 144)
- Dining 12×10 = 120
- Hallway 4×18 = 72
- Bedroom 1 14×12 = 168
- Bedroom 2 12×11 = 132
- Bedroom 3 11×10 = 110
- Bedroom closets 3 x 15 = 45
- Other miscellaneous spaces = 120
Subtotal: 1,163. Add 10 percent waste = 1,279. At 24 sq ft/box that’s 54 boxes (1,296 sq ft). Order 55 boxes to keep one in reserve.
When to Get a Professional Measure
For jobs over 2,000 square feet, complex layouts with curves or angles, or anything you’ll resell against a contractor warranty, get a professional measure. Most retailers charge $50 to $150 and credit it back if you buy from them. The laser plan they generate is more accurate than DIY and protects you in the warranty conversation if anything goes wrong.
