Shingles are simple gravity-shedding layers; flashing is where actual craft lives, and where corner-cutting installers do their damage. Understanding the types, how each one fails, and what proper repair looks like puts you miles ahead when diagnosing a leak or checking a contractor’s work.

What Flashing Is Made Of

Most residential flashing is aluminum (cheap, easy to bend, but corrodes against masonry and treated lumber) or galvanized steel (stronger, standard 26- to 28-gauge, rusts once the zinc coating wears through in 20 to 30 years). Copper is the premium choice — soldered copper flashing outlasts multiple roofs, which is why it’s standard on slate and tile work, at three to five times the cost. Lead still appears on masonry work because it molds to brick perfectly, and flexible rubberized or butyl membranes handle odd shapes. One material rule worth remembering: keep aluminum away from mortar and copper away from galvanized steel. Galvanic corrosion between mismatched metals eats flashing from the inside out.

How Each One Fails

Every flashing type has a signature failure. Pipe boots fail first and most often: the neoprene gasket UV-cracks in 8 to 12 years even though the metal flange is fine, leaking a slow trickle down the pipe that stains the ceiling near a bathroom. Counterflashing fails at the mortar joint — the sealant dries out or the mortar cracks, and water slips behind the whole assembly. Step flashing usually fails by installation error rather than age: pieces reused during a reroof, spaced two courses apart instead of one per course, or face-nailed through the vertical leg.

Kickout flashing fails by omission. Builders skipped it for decades, and the result is the classic rotted wall corner below a roof-wall intersection — water running behind the siding for years before anyone notices. Valley metal wears through where decades of concentrated flow scour the surface, and drip edge fails by rust or by being installed behind the gutter apron in the wrong sequence. When you’re leak-hunting, match the stain location to the nearest transition uphill and you’ll usually find one of these signatures waiting.

Why Caulk Is Not Flashing

This is the single most important concept in the subject. Flashing works by shingle-style layering — each piece laps over the one below so gravity carries water out and over, never behind. Sealant only exists to close small gaps within that system, like the top edge of counterflashing in its mortar joint. When someone runs a bead of caulk along a failed flashing line instead of rebuilding the laps, they’ve replaced a 30-year mechanical system with a 2-to-5-year chemical one, and the leak returns the moment the bead splits. If a repair proposal centers on “sealing” rather than replacing or re-integrating metal, keep shopping. What Proper Installation Looks Like

Laps always run with gravity: every piece overlaps the piece below it by at least 2 inches, and water should never encounter an upward-facing joint. Step flashing goes one piece per shingle course — a fresh L-piece woven in with each course, nailed high on the vertical leg into the wall sheathing, never through the horizontal leg where the nail hole sits in the water path. Counterflashing gets cut (“reglet”) into a masonry joint at least an inch deep, bent to lap down over the step flashing by 2 inches minimum, and sealed only along its top edge. Drip edge sequencing trips up even experienced crews: it goes under the underlayment at the eaves but over it at the rakes, so water on top of the membrane still exits over metal.

Two more habits mark quality work. First, new flashing with every reroof — metal that survived one 25-year shingle cycle has nail holes, fatigue bends, and corrosion starting, and reusing it ties a new roof to old weak points. Manufacturers and the NRCA both call for replacement, yet reused step flashing remains the most common shortcut in the trade because it’s invisible once the shingles are on. Ask the question directly when comparing bids. Second, fastener discipline: flashing gets nailed where the next lap covers the head, and any head that must stay exposed gets a dab of polyurethane sealant. If you can see rows of bare nail heads on finished flashing, you’re looking at future leaks on a schedule.

Checking Flashing on Your Own Roof

You can audit most of this with binoculars and an attic flashlight. From the ground, look for rust streaks below valleys, lifted or wavy counterflashing lines on the chimney, visible caulk beads or tar patches at any transition, and siding staining at roof-wall corners (the kickout tell). In the attic, check the decking around the chimney and at valley lines after hard rain. During a reroof, the checklist gets more pointed: insist on new step flashing (reusing bent, nail-holed pieces is a corner-cutter’s classic), new pipe boots, drip edge at all eaves and rakes, and a kickout at every wall termination.
