Bathroom Code: Complete Guide for Homeowners

Most homeowners never think about bathroom code until a remodel fails inspection or an insurance claim gets denied because a previous owner’s work did not meet standards. Bathroom code requirements span four separate code books, the IRC, IPC, NEC, and IECC, and missing any one of them can derail a project. Knowing the rules ahead of time saves you from tearing out finished work and helps you spot bad work in a house you might buy.

Which Codes Apply to Bathrooms

Residential bathroom work in the United States generally falls under four code books, often modified by state and local amendments. The International Residential Code (IRC) covers framing, doors, windows, and overall room design. The International Plumbing Code (IPC) governs supply lines, drain-waste-vent piping, and fixture spacing. The National Electrical Code (NEC) regulates outlets, lighting, and circuit protection. The International Energy Conservation Code (IECC) controls ventilation rates and insulation.

Most jurisdictions adopt the 2018, 2021, or 2024 editions, sometimes with local amendments. Before any meaningful work, check with your local building department or look up your state’s adopted codes on the ICC website.

Clearances and Layout Minimums

The most-cited bathroom code numbers are clearance dimensions. Skip these and your inspector will fail the job at rough framing.

  • Toilet: 15 inches minimum from centerline to side wall or fixture, 21 inches clear in front (IPC 405.3.1)
  • Lavatory: 4 inches minimum from side wall, 21 inches clear in front
  • Shower: 30 inch by 30 inch minimum interior dimensions, with 24 inches clear at entry (IRC P2708.1)
  • Tub: 21 inches clear at front for ingress and egress
  • Ceiling height: 80 inches minimum over fixtures (with exceptions for sloped ceilings)

Wall finishes count toward these dimensions. Tile, paneling, or thick wallpaper applied after rough framing can reduce clearances by 3/4 to 1 inch, so always design with the finished surface in mind.

Plumbing Requirements You Can Not Skip

The IPC governs water supply sizing, drain-waste-vent (DWV) piping, and trap configuration. Common requirements include:

  • Hot and cold water supply lines: 1/2 inch minimum diameter
  • Lavatory drain: 1.25 inch minimum, 1.5 inch typical
  • Toilet drain: 3 inch minimum, 4 inch preferred for new construction
  • Shower drain: 2 inch minimum
  • Tub drain: 1.5 inch minimum
  • Trap arm distance: 5 feet maximum for 1.5 inch, 6 feet maximum for 2 inch
  • All fixtures vented within code-specified distances per IPC 909

Anti-scald requirements under ASSE 1016 require pressure-balanced or thermostatic mixing valves at all showers and tub-shower combinations. Maximum delivered temperature at the outlet is 120°F for residential.

Electrical Requirements in Wet Locations

The NEC treats bathrooms as wet locations with strict requirements that have tightened across recent code cycles.

  1. All 125V receptacles within 6 feet of the sink edge must have GFCI protection (NEC 210.8)
  2. At least one GFCI receptacle within 36 inches of every lavatory
  3. Dedicated 20-amp branch circuit for bathroom receptacles, or shared with no other rooms (NEC 210.11)
  4. Light fixtures within tub or shower zones must be rated for wet locations
  5. No receptacles installed in shower stalls or face-up on countertops
  6. Switches must be located outside arm’s reach from inside the tub or shower
  7. 2020 and 2023 NEC: AFCI plus GFCI dual-function breakers required on bathroom circuits in dwelling units

Inspectors check distance from water sources with a tape measure. Plan accordingly during rough electrical, since fishing in additional GFCI receptacles after drywall is annoying and expensive.

Ventilation Requirements

The IRC and IECC require either an operable window or a mechanical exhaust fan in every bathroom. Window-only ventilation is technically allowed but rarely effective in modern, well-sealed houses.

Mechanical ventilation minimums set by IRC M1505 are 50 CFM for intermittent operation or 20 CFM for continuous operation. Fans must vent to the outdoors, never to attic, crawlspace, or wall cavities. The duct must terminate in a backdraft damper-equipped wall or roof cap. Panasonic WhisperCeiling fans starting at $185 and Broan-NuTone AE110 at $98 both meet code and have low sone ratings.

Waterproofing and Tile Substrate Code

Modern bathroom code increasingly addresses moisture management behind tile. ANSI A108, A118, and A136 standards now drive shower waterproofing requirements adopted into the IRC.

Showers require waterproof membrane behind the tile, either sheet membranes like Schluter KERDI or liquid membranes like Mapei AquaDefense or RedGard. Cement backer board alone is not waterproof. Tub surrounds need backer board to at least 6 inches above the showerhead. Standard drywall behind tile in wet areas now fails code in most jurisdictions, and standard greenboard does not meet current shower-wall requirements either.

Doors, Windows, and Egress

Bathroom doors are exempt from the 32-inch minimum width requirement that applies to bedroom egress doors, but the IRC still recommends 32 inches for accessibility. Bathroom doors must be at least 24 inches wide under IRC R311.2. Windows in tub or shower locations must be made of safety glazing meeting CPSC 16 CFR 1201 Category II if any portion is within 60 inches of the floor.

If the bathroom has a window, the IECC limits air leakage and may require low-E coatings depending on climate zone. Operable windows count as ventilation, but most inspectors prefer to see a mechanical fan as backup.

Common Bathroom Code Violations

Inspectors fail bathroom projects most often for these issues:

  • Missing GFCI protection on receptacles near water sources
  • Exhaust fans venting into attics instead of outdoors
  • Insufficient toilet clearance after finished wall installation
  • Missing waterproof membrane in shower stalls
  • Improperly vented plumbing with S-traps or wet venting violations
  • Light fixtures not rated for wet locations installed in showers
  • Missing anti-scald valves on tub-shower combinations

Pull permits before any plumbing, electrical, or framing work begins. Combined permit fees usually total $200 to $500 and include the inspections that protect you when you sell the house. Knowing the bathroom code ahead of a project saves money, prevents insurance disputes, and lets you spot poor work in the next house you buy or sell.
