Most failed bathroom remodels die at the rough-in stage because the homeowner never produced a clear plumbing layout. A working bathroom plumbing layout drawing is more than a sketch on graph paper; it shows supply lines, drain runs, vent stacks, fixture rough-in heights, and clearance dimensions in a format your inspector and plumber can follow without guessing. Whether you are filing a permit application or just planning a DIY half-bath in a basement, the drawing standards are the same.
What Your Layout Drawing Must Show
Building departments under the 2021 International Plumbing Code require a scaled drawing, usually 1/4 inch equals 1 foot, that shows every fixture, every drain pipe with size and slope, every vent, and every supply line with diameter. Cold lines are typically drawn as solid blue, hot as solid red, drain as solid black, and vent as dashed black. A legend in the bottom corner identifies each line type.
Dimension lines locate each fixture from two walls, called rough-in coordinates. A toilet flange centerline is shown 12 inches off the back wall for standard models, with a tolerance of plus or minus 1/2 inch. Lavatory drain centerlines sit 18 to 20 inches off the finished floor, and shower mixing valves install between 38 and 48 inches up depending on whether the shower is also a tub.
Fixture Clearances Under the IPC
The IPC and most state amendments require minimum clearances for each fixture. Toilets need 15 inches from the centerline of the bowl to any side wall or fixture, plus 21 inches of clear floor space in front (24 inches for ADA-compliant baths). Lavatories need 4 inches from the rim to any side wall and 21 inches of clear front space.
Showers must be a minimum 30 inches by 30 inches inside the finished surfaces, with 24 inches of clear access in front. Tubs require a 60-inch-by-30-inch footprint. Mark all these dimensions on your drawing in italics or a thinner line weight so they read as informational rather than construction lines. Inspectors check these clearances first, and missing one will fail the plan review on the spot.
Sizing Supply and Drain Lines
Hot and cold supply lines to a lavatory or shower mixing valve use 1/2-inch nominal pipe, usually PEX-A from Uponor or Viega, or Type L copper if your local code requires metallic supply. Tubs and washing machines also use 1/2-inch supply. The main bathroom group typically branches from a 3/4-inch trunk line that connects to the home’s 1-inch service entrance.
Drains follow a strict size hierarchy. Lavatory drains are 1-1/4 inch minimum but 1-1/2 inch is now standard. Showers and tubs use 2-inch drains. Toilets use 3-inch or 4-inch drains, with 3-inch being the modern default. Every drain must slope 1/4 inch per foot toward the main stack. Shorter runs can use 1/8 inch per foot only if approved by your local code official, which usually requires a written variance request.
Venting Rules That Trip Up DIYers
Every fixture trap needs a vent within a specific maximum distance, called the developed length. A 1-1/2-inch trap can sit up to 6 feet from its vent; a 2-inch trap allows 8 feet; a 3-inch toilet allows 10 feet. Exceeding these distances will siphon the trap, pulling sewer gas into your bathroom every time another fixture drains.
Wet venting allows one fixture’s drain to serve as the vent for another, but only in specific configurations laid out in IPC Chapter 9. Air admittance valves (AAVs) from Studor or Oatey, around $25 each at Home Depot, are accepted in most states as an alternative when conventional venting is impractical, like on a kitchen island or a basement bath with no easy roof penetration. Confirm acceptance with your local building department before drawing them in.

Common Mistakes to Avoid
Drawing the toilet flange too close to a side wall is the most common DIY error. A standard 12-inch rough-in toilet needs at least 15 inches from centerline to the closest wall, so the flange must sit no closer than 15 inches. If you mark it at 12 inches because that is the rough-in spec, you will fail inspection.
Another frequent miss is showing the shower drain off-center when the wall is tiled. Adjust the drain location to account for the cement board thickness (1/2 inch) plus tile thickness (3/8 inch for standard porcelain), or about 7/8 inch of finished wall buildup on each side. Forgetting this offset means your shower curb lands an inch shorter than planned.
Working With Your Plumber and Inspector
Bring three printed copies of the layout drawing to your permit appointment, one for the file, one for the inspector, and one for your contractor. Walk the inspector through the drawing in person if possible; most are happy to flag potential issues before you start tearing up subfloor. A clean drawing also reduces your plumber’s bid by 5 to 15 percent because they no longer have to guess and add contingency labor.
Update the drawing during construction. If you move a vent or change a drain size, mark it in red on the master copy and submit a revised PDF to the inspector before final inspection. Most jurisdictions allow up to three revisions without an additional permit fee, and a documented change protects you if a future buyer questions the work during a home inspection.
