Most failed tile floors I have torn out started with the same mistake, which is bonding tile directly to bare plywood. So can you lay tile on plywood? Yes, but only with the right underlayment, the right thinset, and a subfloor stiff enough to prevent the deflection that cracks grout lines. The TCNA Handbook has dictated tile-over-plywood rules for decades, and following them turns a 10-year floor into a 30-year floor. Ignoring them produces hollow tiles, hairline cracks, and a callback that costs more than the original install.
Why Plywood Alone Fails
Plywood expands and contracts with humidity. Tile and grout do not. When a plywood subfloor moves even 1/16 of an inch, the rigid tile assembly above it has nowhere to go and the stress concentrates at the weakest point, which is the grout line. Hairline cracks appear within months. Worse, plywood absorbs moisture from thinset mortar during the install, which prevents the mortar from curing properly. The bond never reaches full strength.
The solution is an intermediate layer that does three things at once. It prevents the plywood from drinking the thinset, it isolates the tile from minor substrate movement, and it provides a stable, mortar-friendly surface for bonding.
Subfloor Requirements Before You Tile
The plywood subfloor needs to meet TCNA spec before any underlayment goes down. Confirm these before committing to a tile job.
- Minimum thickness: 3/4 inch exterior-grade plywood (CDX or better)
- Joist spacing: 16 inches on center maximum
- Deflection rating: L/360 for ceramic and porcelain, L/720 for natural stone
- Fastener pattern: Screws every 6 inches at edges, 8 inches in the field
- Gap: 1/8 inch expansion gap between sheets and at walls
If your subfloor is single-layer 3/4 inch plywood over 16-inch joists, you have the bare minimum for ceramic. For natural stone, add a second layer of 1/2 inch plywood with the seams offset from the first layer. Screw both layers together through the joists.
Three Underlayment Methods That Work
Cement Backer Board
The traditional approach. Cement boards like HardieBacker, Durock, and WonderBoard install over plywood with thinset and screws. A 3 by 5 sheet of 1/4 inch HardieBacker costs about $14. Spread a layer of unmodified thinset on the plywood, lay the board, then screw every 8 inches with corrosion-resistant cement board screws. Tape the seams with alkali-resistant fiberglass mesh tape and skim with thinset.
Cement board is bulletproof but heavy and dusty to cut. It adds 1/4 inch of floor height per layer. Best suited to standard ceramic and porcelain on a stiff subfloor.
Uncoupling Membrane
Schluter DITRA is the gold standard here. The orange polyethylene matrix bonds to the plywood with modified thinset and creates a separation layer between the substrate and the tile. DITRA also handles vapor management, which is critical over wood subfloors. Pricing runs around $1.65 per square foot for the membrane.
DITRA adds only 1/8 inch of height, which makes it the go-to choice for transitions between rooms with different floor heights. Install it the same day you tile. The tile bonds to the DITRA with unmodified thinset because the membrane creates a closed system that needs to dry from the top down.
Liquid Waterproofing Membrane
For wet areas like a bathroom floor, Mapei Mapelastic Aquadefense or Laticrete Hydro Ban rolls on like paint and creates a waterproof, crack-isolation membrane. Roughly $1.50 per square foot. Apply two coats with a foam roller and let each coat cure to a deep green or blue depending on the product. Tile bonds to the cured membrane with modified thinset.
Choosing the Right Thinset
Thinset selection trips up homeowners more than any other step. The wrong product produces hollow tiles and weak bonds even with the right underlayment.
- Modified thinset: Contains polymers for flexibility and stronger bonds. Use over plywood, under DITRA, and for porcelain over cement board.
- Unmodified thinset: No polymers. Required directly under DITRA when tiling, because the membrane prevents the modified polymers from curing.
- Large-format mortar: Required for tiles 15 inches or longer on any side. Holds tile in plane while curing.
For most plywood-subfloor projects, you will use modified thinset under cement board or membrane, then check the membrane manufacturer’s spec for what bonds the tile itself. Mixing thinsets incorrectly is one of the top three reasons floors fail.
Tile Types That Work and Ones to Avoid
Not every tile is a fair candidate for a plywood subfloor. The combination of weight, brittleness, and rigidity creates limits.
Best Choices
- Porcelain tile 12 inches or smaller, rated 5 to 8 mm thick
- Ceramic tile from 4 inch through 12 inch sizes
- Mosaic tile on mesh sheets, ideal because the small format absorbs movement
Use With Caution
- Large-format porcelain 24 inches or longer, only over a stiff subfloor and an uncoupling membrane
- Slate and travertine, only with a double subfloor and crack-isolation membrane
Avoid Over Plywood
- Marble and limestone, too brittle for plywood movement
- Solid stone over 18 inches in any dimension
- Glass tile larger than 4 inches
Step-by-Step Installation Overview
- Verify subfloor flatness within 1/4 inch over 10 feet. Sand or shim any high or low spots.
- Sweep and vacuum the plywood until dust-free.
- Cut and dry-fit cement board or membrane to the floor.
- Mix modified thinset to a peanut butter consistency.
- Spread thinset with a 1/4 inch square-notch trowel.
- Press the underlayment into the thinset and screw or burnish per the manufacturer’s spec.
- Cure the underlayment overnight if using cement board.
- Tile the next day with the manufacturer-specified thinset.
- Grout 24 to 48 hours after the tile sets.
- Caulk all perimeter joints and any transition lines.
What Failure Looks Like
A plywood-subfloor tile job that was done wrong shows symptoms within the first heating season. Hollow tiles tap with a high-pitched ring when struck with a coin. Grout lines crack in straight runs along sheet seams in the plywood. Individual tiles pop loose with light pressure. Once these symptoms appear, partial repair is rarely worth it. The whole floor usually needs removal and reinstallation with proper underlayment.
When to Hire a Pro
DIY tile over plywood is realistic for an intermediate-level homeowner with patience and a tile saw rental. Where it gets risky is large-format tile, uneven subfloors, or rooms with heavy moisture exposure like a primary bathroom. A licensed tile contractor charges $7 to $15 per square foot for installation and brings substrate diagnostic experience that prevents the failures listed above. For a 100 square foot kitchen, that is $700 to $1,500 in labor, which buys peace of mind for a floor that should last decades.
