Framing an interior wall is one of the most useful DIY skills a homeowner can learn. It is also one of the most over-mystified. A standard 8-foot non-load-bearing wall takes a few hours, costs $80 to $200 in lumber and fasteners, and follows the same logic every time. Learning how to make a wall properly means understanding plate layout, stud spacing, drywall finish, and the code requirements that keep your project legal. Know What Type of Wall You Are Building
Two categories cover almost every interior wall a homeowner builds.
- Non-load-bearing partition wall: Divides a room. Carries only its own weight plus drywall and trim. Can be framed and removed without engineering consultation. The IRC R602.7 allows simpler construction.
- Load-bearing wall: Carries weight from above, typically from rafters, joists, or upper floor walls. Requires header sizing per IRC R602.7, beam supports, and often inspector approval. Hire a structural engineer or contractor.
If you are building inside an existing room without disturbing ceiling joists or floor structure, you are almost certainly building non-load-bearing. If the wall is replacing a load-bearing element or supports overhead structure, stop and consult an engineer.
Permits and Code Requirements
Most municipalities require a permit even for interior partition walls if they create new rooms (closets, bedrooms, bathrooms). Some allow as-of-right partitions in existing rooms with no permit. Check with your local building department before starting.
Key code requirements for interior walls per the 2021 IRC:
- 2×4 framing minimum for walls 10 feet tall or less
- 2×6 framing for walls over 10 feet tall
- Stud spacing 16 inches on center (some 24-inch options exist for non-bearing walls)
- Top and bottom plates from the same lumber as studs

Step One: Mark the Plate Locations
Use a chalk line to snap the position of the bottom plate on the floor. Hold a plumb bob from the chalk line to the ceiling and mark the matching top plate position. Use a 4-foot level to verify the marks align vertically.
If the wall meets an existing wall at one end, verify the corner is square with the framing square. Walls in older homes are often out of square by 1/4 to 1/2 inch over 8 feet. Decide whether you correct the existing wall (rarely worth it) or accept the slight angle in your new wall.
Step Two: Cut and Lay the Plates
Cut your top and bottom plates to length. Lay them side by side with the wider faces up. Mark stud locations every 16 inches starting from the same end. Use a “crows foot” mark to show the center of each stud.
Standard layout for a 10-foot wall produces studs at 0, 16, 32, 48, 64, 80, 96, and 120 inches. Add end studs at both endings. For openings (doorways, pass-throughs), add jack studs and headers per the IRC table.
Step Three: Build the Wall Flat or in Place
Two methods work, and the choice depends on ceiling height and room size.
- Build flat, tilt up: Lay plates parallel on the floor. Cut studs slightly short (typically wall height minus 3 inches for two plates). Screw plates to studs through the wide face. Tilt the wall into place. Faster but needs floor space.
- Build in place: Attach top and bottom plates separately to the ceiling and floor, then toe-screw studs between them. Slower but works in tight spaces where you cannot tilt a finished wall.
Step Four: Secure the Wall to Structure
The bottom plate attaches to the floor. Through concrete slab, use a hammer drill and Tapcon screws or a powder-actuated nailer (Ramset T3 at $40 plus charges and pins). Through subfloor, use 3-inch construction screws into joists below.
The top plate attaches to the ceiling. Find the joists with a stud finder. If joists run perpendicular to your wall, screw the top plate up into each joist. If joists run parallel and miss your top plate, install 2×4 blocking between joists from the attic side or open the ceiling drywall to add cross-blocking.
Step Five: Install Electrical and Plumbing
Rough in electrical boxes and wiring before drywall. The NEC 314.20 specifies box setback (1/4 inch maximum from the finished wall surface for combustible materials). Nail-on boxes from Carlon or Raco at $0.80 to $1.50 each. Run cables stapled to studs at least 1.25 inches from the edge (NEC 300.4) so drywall screws cannot penetrate them.
If the wall holds plumbing, run supply and waste lines now. Notching and boring studs has limits — IRC R602.6 prohibits notches deeper than 25 percent of stud width on bearing walls, 40 percent on non-bearing walls.
Step Six: Hang and Finish Drywall
Hang drywall horizontally with the long edge running across studs. Use 1 5/8 inch drywall screws every 8 inches along edges, 12 inches in the field. Drive screws just below the paper surface without breaking through.
Tape and mud in three coats:
- First coat: Embed paper or mesh tape in joint compound with a 6-inch knife. Let dry 24 hours.
- Second coat: Wider feathered coat with a 10-inch knife. Dry 24 hours.
- Third coat: Final smoothing with a 12-inch knife. Dry, then sand smooth with 220-grit sandpaper.
Prime with PVA drywall primer ($25 a gallon) before painting. Skip this step and the paint absorbs unevenly between drywall paper and joint compound.
Trim, Door Installation, and Paint
If the wall includes a door opening, install the prehung door before trim. Plumb the hinge side with shims, fasten with finish nails through the jamb into the jack studs. Trim out with door casing and baseboard to match the existing house.
Paint with two coats over primer. Use a 9-inch roller for the field and a 2.5 inch angled brush for cut-in along the ceiling, floor, and adjacent walls. Allow proper dry time between coats per the manufacturer’s recommendation.
Cost Summary and Time Investment
A standard 8 by 10 foot interior wall costs $80 to $200 in framing materials and $80 to $150 in drywall and finish materials, depending on options.
