Tap a wall in a 1920s bungalow and you hear a dense, solid thud. Tap a wall in a 1990s tract home and you hear a hollow ring. That sound is the audible difference between plaster and drywall — two completely different wall systems separated by about 70 years of construction technology. The plaster wall vs drywall debate matters when you are renovating, repairing, or building, because the materials behave differently in nearly every way: cost, lifespan, soundproofing, fire resistance, and how a contractor charges to patch a hole in each.
How Each One Is Built
Traditional plaster walls have three layers built up on a substrate of wood lath (thin horizontal strips of pine or fir nailed across the studs at 3/8-inch gaps) or, in newer plaster work, expanded metal mesh. The first coat is “scratch coat” — a thick layer of gypsum-and-sand or lime plaster pressed through the lath gaps to form mechanical keys that lock the wall together. The second is the “brown coat” that levels the surface. The third is the “finish coat” — a thin, smooth layer of fine gypsum or lime that gives the wall its hard surface. Total thickness runs 7/8 inch to 1-1/4 inch.
Drywall, invented by US Gypsum in 1916 and widely adopted after World War II, is a pre-manufactured gypsum panel sandwiched between two layers of heavy paper. Standard sheets measure 4 × 8 ft and 1/2 inch thick. They are screwed directly to studs, the joints are taped and mudded with joint compound, and the wall is ready for paint in 2 to 5 days. The simplification cut wall labor by roughly 75 percent and is the reason every house built after 1960 uses drywall.
Cost Comparison
Drywall is dramatically cheaper. Installed costs in 2026:
- Drywall (1/2-inch standard, hung, taped, and mudded): $1.50 to $3.50 per sq ft of wall area
- Skim-coat plaster over drywall (Level 5 finish): $3 to $5 per sq ft

The labor differential is the main driver. A two-person drywall crew finishes about 800 sq ft per day. A two-person plaster crew finishes about 200 sq ft per day, and the work requires 4 to 5 site visits as each coat cures.
Durability and Lifespan
Plaster wins this comparison decisively. A properly built three-coat plaster wall lasts 100-plus years with no maintenance other than paint touch-ups. The 1885 plaster in a Boston brownstone is still serviceable today. Surface hardness measures about 70 on the Shore D scale — comparable to hard plastic — so it resists dents, dings, and impacts from furniture and doorknobs in ways drywall cannot.
Drywall is softer (about 30 on Shore D) and shows wear faster. Doorknob holes from heavy doors, furniture-corner gouges, and water damage from minor leaks all show up sooner. A typical drywall lifespan in residential use is 30 to 70 years before partial replacement becomes practical.
That said, plaster’s hardness has a downside: it cracks. Older plaster walls develop hairline cracks from house settlement, vibration, and seasonal humidity changes. Drywall flexes slightly and develops fewer visible cracks.
Soundproofing Performance
Plaster is significantly better at blocking sound. The density and mass of three-coat plaster on lath blocks roughly 35 to 40 percent more sound transmission than standard drywall. STC (Sound Transmission Class) ratings tell the story:
- Standard drywall on 2×4 studs (no insulation): STC 33
- Standard drywall on 2×4 studs with R-13 insulation: STC 39
- Three-coat plaster on wood lath: STC 45–52
- Plaster on lath with later insulation added: STC 50–55
That STC differential is the reason older homes feel quieter than new construction at the same square footage. To match plaster acoustically with drywall, you need double layers separated by Green Glue noise damping compound — which adds about $4 per sq ft and starts approaching the cost of plaster.
Fire Resistance
Both materials are inherently fire-resistant because gypsum contains roughly 21 percent chemically bound water that releases as steam when heated, slowing flame spread. A standard 1/2-inch drywall wall achieves a 30-minute fire rating. Type X 5/8-inch drywall hits 1 hour. Three-coat plaster on lath provides about 1 to 1.5 hours of fire resistance due to its greater thickness and density — closer to commercial fire-rated construction.
For most residential applications, both materials meet code. Where they differ is in commercial occupancies and the inspection process — plaster passes structural and fire inspections with margin to spare, while drywall just meets the minimum.
Repair Difficulty
Drywall is one of the easiest building materials to patch. A doorknob-sized hole takes 30 minutes and $5 of materials (a small mesh patch, a tube of compound, a putty knife, sandpaper). A larger hole up to 12 × 12 inches takes about 90 minutes with a piece of new drywall, screws, tape, mud, and three coats over two days.
Plaster is genuinely difficult. Cracks need to be ground out with a V-bit, filled with a flexible patching compound like USG Plus 3 or Big Wally’s Plaster Magic ($45 per kit), and finished by someone who knows how to feather the surface. Larger holes require new lath, a scratch coat, a brown coat, and a finish coat — each separated by curing time. Expect $400 to $1,200 for a single repair done by a true plasterer, and most regions have fewer than a dozen tradespeople still working in real plaster.
For homeowners renovating older houses, this difficulty is the single biggest argument for converting damaged plaster to drywall during a remodel.
Which One for Which Job
The choice usually makes itself based on context:
Choose plaster (or veneer plaster) for:
- Historic renovation of 1900–1940 homes where matching the existing finish matters
- High-end new construction where soundproofing and durability justify the cost
- Curved walls and architectural details (plaster shapes easily)
- Recording studios and home theaters
Choose drywall for:
- New construction and most remodels (cost and speed)
- Basements and rooms where moisture issues might require future repairs
- DIY projects (skill barrier is much lower)
- Open layouts where wall surface area is large and budget matters
The Hybrid Option: Veneer Plaster
Veneer plaster splits the difference. Workers hang special “blueboard” — a paper-faced gypsum panel similar to drywall but with a treated surface designed for plaster bonding — then apply 1 or 2 thin coats of finish plaster (about 1/8-inch total). The wall achieves true plaster hardness, smoothness, and partial soundproofing at roughly half the cost of three-coat plaster.
Brands like USG Imperial Plaster and National Gypsum Uni-Kal are the most common veneer products. For a new build or major renovation where you want plaster quality without the labor cost, veneer is the modern compromise — and it is the closest thing to the “best of both worlds” in the plaster wall vs drywall debate.
