Every seam, screw, and skylight on an RV roof is riding down the highway at 70 mph through 40°F temperature swings — a torture test no house roof ever faces — and the only thing keeping water out of the walls is a bead of sealant the factory expects you to inspect twice a year. Choosing the right rv roof sealant starts with one question most owners skip: what is the roof made of? EPDM rubber, TPO, and fiberglass each bond with different chemistries, and the wrong tube (looking at you, hardware-store silicone) can mean a patch that peels in one season and a surface no proper sealant will ever stick to again. First, Identify Your Roof Material
Check your owner’s documentation, then verify by eye. EPDM (common on RVs from the 1990s through the 2010s) is a rubber membrane, typically white on top with a dark gray or black underside visible at cut edges; it chalks white powder as it ages. TPO is a plastic-feeling white membrane, slicker and shinier, usually the same color through its thickness. Fiberglass is a hard, rigid shell you can knock on, and aluminum (vintage rigs and Airstreams) is obvious. If a corner is accessible under a termination bar, the cut edge tells the truth. When genuinely unsure, choose a sealant rated for all roof types — several of the best now are.
Self-Leveling vs. Non-Sag: Two Tools, Two Jobs
RV lap sealants come in two consistencies, and using them backward is the most common application error. Self-leveling sealant flows out after application, settling into a smooth, dome-shaped bead — it’s for horizontal surfaces only: roof seams, vent flanges, skylight perimeters, antenna bases. Use it on a wall and it runs like pancake batter. Non-sag (non-leveling) sealant holds its tooled shape and handles everything vertical: front and rear cap seams, corner moldings, window and door frames. A typical full reseal uses four to six tubes of self-leveling on the roof and one or two non-sag for the vertical transitions.
The Products That Have Earned Their Reputations
Dicor 501LSW Self-Leveling Lap Sealant — the EPDM/TPO default
Dicor is the sealant most RV manufacturers used on the assembly line, and 501LSW ($12 to $16 per tube) remains the safe answer for EPDM and TPO membranes. It bonds to rubber, TPO, aluminum, galvanized metal, and wood, stays flexible for years, and — critically — plays well with the existing Dicor beads already on your roof, so touch-ups fuse rather than fight. Its non-sag sibling, Dicor 551LSW, covers the vertical work. Weaknesses: it stays slightly tacky and collects dirt, and it’s UV-tough but not pretty.
Alpha Systems 1015 / 1021 — the TPO factory choice
Many TPO-roofed rigs (much of Thor and Forest River production) left the factory with Alpha Systems self-leveling sealant, and matching the factory chemistry is never wrong. Performance and price mirror Dicor; check your roof membrane brand sticker if you want to stay factory-correct.
Sikaflex 221 / 715 — the polyurethane and hybrid upgrade
Sikaflex 221 ($14 to $18) is a non-sag polyurethane with tenacious adhesion and paintability — the pick for fiberglass caps, aluminum roofs, and body moldings. Sikaflex 715 is formulated specifically for TPO and EPDM membranes where many urethanes struggle. These tool cleaner than lap sealants and cure tougher, at the cost of stricter surface prep.
Geocel ProFlex RV — the fiberglass specialist
ProFlex ($10 to $14) is a crystal-clear or white tripolymer that bonds aggressively to fiberglass and metal, stays flexible below freezing, and can be applied to slightly damp surfaces — the realistic condition of an RV roof repaired at a campsite. It’s my recommendation for fiberglass roof seams and clear work around lights and ladders.
Eternabond RoofSeal tape — the seam armor
Not a caulk but essential to the conversation: Eternabond’s 4-inch MicroSealant tape ($30 to $55 a roll) permanently covers long seams, cracked front-cap joints, and tree-branch tears on any roof type. Once it’s down it is effectively part of the roof — plan on never removing it cleanly, and never bury a future weld or bond surface under it casually.
The one product to leave at the store: generic silicone. It sticks poorly to EPDM and TPO, releases in sheets, and contaminates the surface so that nothing else — including proper sealant — bonds afterward.
Application: The 90-Minute Roof Reseal Touch-Up
- Inspect every penetration — vents, skylights, antennas, tank vents, ladder mounts, roof-to-wall seams. You’re looking for cracked, lifted, or gapped sealant; hairline crazing in old Dicor is normal and fine if it’s still bonded.
- Clean ruthlessly. Scrub the work areas with mild soap and water, then wipe with the sealant maker’s recommended prep (denatured alcohol for most; no petroleum solvents on EPDM — they swell the rubber). Sealant sticks to the roof, not to dirt.
- Remove only what’s loose. Pick out failed sections with a plastic scraper. Sound, bonded old lap sealant stays — new self-leveling is designed to over-cap it.
- Lay the bead generously. Cut the tip for a 3/8-inch bead, run it along the joint, and let self-leveling do its own smoothing — don’t tool it. Cover fastener heads completely.
- Mind the weather. Apply between 50 and 90°F with 24 rain-free hours ahead; most lap sealants skin in 5 to 30 minutes and fully cure over several days to a month.
Do this inspection every spring and fall and after any branch strike, and a sealant failure will never get the two months of rain it needs to become a $3,000 delamination repair.
Repairing an Active Leak vs. Preventive Resealing
The process changes when water is already inside. First find the true entry point — RV leaks travel along the roof’s inner framing just like house leaks, so the wet spot on the ceiling is a clue, not an answer. Press gently around every penetration upstream of the stain; soft luan decking or a sealant bead that flexes under a fingertip marks the breach. Dry the area completely (a heat gun on low, kept moving, speeds this), open the failed bead fully rather than capping wet material, and check inside the cabinet or ceiling panel below for saturated insulation that needs drying before you seal the escape route shut. For tears and punctures rather than failed beads, Eternabond over a cleaned surface is the permanent fix; lap sealant alone bridges gaps poorly beyond about 1/4 inch. Then put the rig under a hose — not a pressure washer — for ten minutes while someone watches inside, because the only leak repair that counts is the one you’ve tested.
Sealant or Coating? Know Which Job You’re Doing
Lap sealant is joint-and-penetration medicine. What a Season of Protection Costs
A thorough DIY reseal of a 30-foot travel trailer runs $60 to $120: four to six tubes of self-leveling, one non-sag, cleaner, and gloves. An RV shop charges $300 to $800 for the same service, and a roof left unsealed charges whatever the water damage costs — soft roof decking alone starts around $1,500. Twenty dollars of the correct chemistry, matched to the membrane under it, is the best per-dollar insurance in the entire RV maintenance book.
