Tucked on the side or top of your water heater is a small brass valve with a flip lever and a discharge pipe running down toward the floor. That is your temperature and pressure relief valve — the T&P valve — and it is the single most important safety device on your water heater. If it fails, your water heater can build enough pressure to rupture or, in extreme cases, launch through your roof like a rocket. Signs Your T&P Valve Needs Replacement

Several warning signs indicate a failing T&P valve that needs immediate attention.

  • Constant dripping from the discharge pipe: A small drip every few hours may indicate excessive system pressure rather than a bad valve. Check your home’s water pressure with a $10 gauge first. If pressure is normal (40-60 PSI), the valve is likely failing.
  • No discharge when testing: If lifting the lever produces no water flow, the valve is stuck and will not activate in an emergency. Replace immediately.
  • Visible corrosion or mineral buildup: White or green deposits around the valve body indicate mineral scaling that can prevent proper operation.

How to Replace a T&P Valve

In some jurisdictions, the discharge pipe can terminate outdoors, which is the safest option since any release flows harmlessly outside.
