Wider joist spacing of 19.2 or 24 inches on center requires thicker or higher-rated panels to prevent sagging.
Tongue-and-groove edges are standard for subflooring because they lock adjacent panels together, transferring load across the seams and reducing edge movement. Look for the panel’s span rating stamp, which tells you the maximum joist spacing it supports.
Subfloor Versus Underlayment
It helps to distinguish the structural deck from the layers above it. The subfloor is the structural decking attached to the joists. Underlayment is a thinner, smoother layer sometimes added on top to create a flawless surface for finish flooring, such as a thin plywood under vinyl or a cement board under tile.
Not every floor needs separate underlayment. Many finished floors install directly over a sound subfloor, while tile and sheet vinyl often require an underlayment to meet manufacturer specifications. Always check the requirements of your chosen finished flooring.

- Run panels perpendicular to the joists, staggering the end joints between rows for strength.

Signs Your Floor Decking Needs Attention
Because the decking is hidden, problems usually announce themselves through symptoms you can feel and hear. Persistent squeaks often mean the panels have loosened from the joists or the adhesive bond has failed. A soft or spongy spot underfoot signals that the decking may be water-damaged, delaminating, or undersized for the joist spacing.
Other warning signs include cracking tile or grout, which can result from excessive deflection in the subfloor, and visible sagging between joists. If you notice these issues, inspect the decking from below where possible, since catching water damage or fastener failure early prevents far costlier structural repairs down the road.
Moisture Protection and Longevity
Water is the greatest threat to floor decking, and managing it is key to a long-lasting floor. During construction, panels should be protected from prolonged rain, and any wood that gets thoroughly soaked needs time to dry before it is covered with finished flooring. Trapped moisture leads to swelling, mold, and eventual rot.
In moisture-prone locations such as bathrooms, kitchens, and entries, builders often choose plywood or moisture-resistant panels and add appropriate underlayment and waterproofing for the finished floor above. Crawl spaces benefit from vapor barriers and good ventilation to keep humidity away from the underside of the deck. Protecting the decking from water, both during the build and over the life of the home, is what allows it to perform for decades without trouble.
Cost Expectations
Floor decking is relatively affordable as a material. Subfloor panels generally run roughly $20 to $50 per 4-by-8 sheet depending on material, thickness, and market conditions, with plywood typically costing more than OSB. Professional installation adds labor on top, varying with access and the condition of the framing.
Remember to factor in adhesive, screws, and any moisture-resistant upgrades when budgeting, as these small extras pay for themselves in a quieter, longer-lasting floor. While it is hidden beneath your finished floor, this is not a place to cut corners.
