Diagnosing the Problem Area

Start inside the attic with a flashlight on a rainy day. Water stains, damp insulation, or active drips on the underside of the roof deck indicate the general area. Trace the stain uphill because water travels along rafters before dripping down. On the roof surface, look for lifted flashing edges, cracked sealant beads, rust streaks, and gaps where caulk has pulled away from masonry.

Pay special attention to chimneys, skylights, and any roof-to-wall intersections. These are the highest-failure areas on most residential roofs. If flashing appears intact but leaks persist, the issue is often deteriorated underlayment beneath the flashing rather than the metal itself.

Tools and Materials You Need

Fixing Vent Pipe Boots and Valley Flashing

Rubber vent pipe boots crack and split after 10-15 years of sun exposure. Replacement is straightforward: lift the surrounding shingles, remove the old boot, slide a new boot ($5-$15) over the pipe, nail the base flange under the uphill shingles, and seal all nail heads with roofing cement. Some roofers use an aluminum collar with a rubber gasket that clamps around the pipe over the existing boot as a faster repair option ($10-$20).

Valley flashing repair depends on the valley type. Open metal valleys can be patched if the damaged section is small. Clean the area with a wire brush, apply roofing cement, and press a matching metal patch at least 6 inches larger than the damaged area on all sides. For extensive corrosion, the valley needs full replacement, which involves removing shingles on both sides and is best left to a professional.
