Subfloor and Underlayment Prep
Flat subfloors are everything. The standard is no more than 3/16-inch deviation across 10 ft. Self-leveling compound (Henry 555 or Mapei Ultraplan) fills low spots before installation. For nail-down solid wood, you need at least 3/4-inch plywood subfloor. For engineered floating floors, an underlayment with a vapor retarder built in is essential over concrete and recommended over plywood near a dishwasher.
The Dishwasher and Refrigerator Question
Two appliances cause most kitchen hardwood disasters. The dishwasher leaks slowly under the toe kick — by the time you see a dark stain, you have rotted decking under the unit. Use a dishwasher pan (Killarney Metals makes one for $30) under any dishwasher installed over hardwood. Run the supply line through a clean cabinet with a leak detector like the Aqualert Junior ($20) that screams when it gets wet.
For the refrigerator, install a quality braided steel ice-maker line (no cheap plastic lines) and a quarter-turn ball valve at the wall. Mat Strategy
Place a quality runner in front of the sink (a 2 x 4 ft anti-fatigue mat with a sealed back like Gelpro) and a smaller mat at the dishwasher door arc. Avoid rubber-backed mats — they trap moisture and yellow the finish underneath. A washable cotton runner with a felt rug pad works for the main galley path.
Daily and Seasonal Care
Sweep or microfiber-mop daily. Damp-mop weekly with a hardwood-safe cleaner like Bona or Method Squirt and Mop. Never use vinegar, ammonia, Murphy Oil Soap, or steam mops on polyurethane finishes. Vinegar dulls the urethane over time, and steam forces moisture between boards faster than any spill.
Recoat the finish every 5 to 8 years before it wears through to the wood. A screen-and-recoat from a pro runs $1.50 to $3 per sq ft and is far cheaper than a full sand-and-refinish at $5 to $8 per sq ft.
What About Resale Value
Continuous hardwood from living areas through the kitchen is one of the highest-value visual upgrades in mid-to-upper market homes. National Association of Realtors surveys consistently rate hardwood as the top-requested floor material, and homes with hardwood routinely command 2 to 5 percent price premiums in comparable markets. Engineered floors with thick wear layers carry the same appraisal weight as solid in most regions.
Alternatives Worth Considering
If your kitchen sees heavy water exposure (large family, frequent entertaining, kids and dogs in chaos), consider:
