A mobile home water heater is not the same appliance you’d grab off a big-box shelf for a stick-built house. Manufactured homes fall under federal HUD code, not the local building code that governs a conventional house. That distinction changes the appliance. A standard residential gas heater pulls combustion air from the room and vents through a lined chimney or B-vent. A mobile home has neither the chimney nor the air volume to do that safely.

The unit you install must be listed for “mobile home” or “manufactured home” use — look for the letters “MH” on the rating plate or the words “approved for manufactured housing.” A gas model needs sealed combustion with an outside air intake, so it draws air from outdoors rather than from the living space. It also uses a specific two-pipe or concentric roof-jack venting kit, not a standard flue. Installing a non-rated heater is a code violation and a genuine safety hazard: without outside combustion air, the burner can pull air from the sealed home and backdraft exhaust gases indoors.

Gas vs. Electric in a Manufactured Home

Electric is the simpler swap. There’s no combustion, no venting, and no outside air kit — just a 240-volt circuit, usually 30 amps on a 10-gauge wire. If your home is already plumbed for electric, replacing like-for-like is a half-day job for a licensed hand.

Gas (propane or natural) recovers hot water faster and costs less to run in most regions, but it carries all the venting and combustion-air requirements above. Never convert a home from electric to gas — or vice versa — without a plumber and, where gas is involved, a licensed gas fitter. You cannot simply run a new gas line to a closet; that’s a permitted job in nearly every jurisdiction.

Sizing: Gallons and Recovery

Most mobile homes use a compact tank because the closet won’t hold anything bigger. Common sizes:

Most jurisdictions require a permit for any water heater replacement, and gas work almost always demands a licensed plumber or gas fitter plus an inspection. Even where a homeowner can legally do the swap, gas-line connections, sealed-combustion venting, and combustion-air routing are not weekend-DIY territory. A mistake vents carbon monoxide into a tightly sealed home.

Get a licensed plumber for anything involving gas, and confirm the installer pulls the permit. Skipping it can void your homeowner’s insurance and complicate the sale of the home later, since inspectors flag unpermitted mechanical work.

Budget realistically:

Maintenance to Get 12 Years Out of It

These tanks live in cramped, poorly ventilated closets, so a little upkeep goes a long way:

  • Drain a couple gallons from the bottom valve twice a year to flush sediment — hard water builds scale fast and kills recovery.
  • Check the temperature-and-pressure (T&P) relief valve annually by lifting the lever; it should discharge and reseat cleanly.
  • Inspect the anode rod every three to four years and replace it before it’s fully consumed. A fresh anode is the cheapest way to add years to the tank.

Tank vs. Tankless in a Manufactured Home

Tankless has real appeal in a mobile home because it frees up the closet entirely — no 30-gallon cylinder eating the space. But the caveats are strict. The unit must still be listed for manufactured-home use, and a gas tankless demands far more fuel than a tank: a whole-house model can call for 150,000 to 199,000 BTU, which often means upsizing the gas line and the meter. Many older mobile homes were plumbed with a 1/2-inch gas line that simply can’t feed a tankless without an upgrade.

Electric tankless is even trickier. Heating water on demand with resistance elements can draw 100 amps or more, and most manufactured homes were never wired with that headroom in the panel. Before anyone quotes you a tankless, have them confirm the gas-line size or the electrical service can actually support it. When the infrastructure isn’t there, a compact MH-rated tank is the cheaper, more reliable choice.

A few errors show up again and again on service calls:

  • Installing a standard heater because it was $200 cheaper — then failing inspection and buying the right one anyway.
  • Reusing a rusted roof jack that leaks and rots the closet floor within a year.
